This was my second time staying in Tobu and first time using the East room. The standards for the East and West were different. So this review will mainly talk about the differences between both so you can pick which one. Rooms; East: It gave motel vibes. Everything was clean but the interior felt hotel but also a bit outdated. West: the best hotel introduction in Japan. I stayed here when i first landed last september and since then have been recommending it to people because of how much I enjoyed the room. Amenities: East: the bidet was not too old but older than the one in the west. It took time to change from front to back option. It didnt have heated seat too. The bathroom was smaller than the west room. Everything else that was provided were the same to the West room. West: The heated toilet was the cherry on top. The toilet was more spacious than East too! Cleanliness: East: found hair on the bathtub and one on the wall. Lowkey was 80-90% clean and the rest percentage was cos of the dust. I turned on the air purifier and dust flew onto my face cos it was on default strong mode.. West: cleaner than East LOL Overall: Pick West rooms if u can but if u just want the cheaper option, perhaps the East!

Although i wished that they extend their shuttle bus services throughout the night because my flight got delayed. The service was alright overall. I think I know who is the ‘angry red man’ in one of the negative reviews written and at first, he did seem to be an impatient person but i realised that after communicating with a lot of fast speaking foreigners, he was accustomed to their pace of talking and dont worry, he would adjust to yours. The hotel was filled with foreigners, mainly chinese (based on the lobby) and majority were men, calling on speaker and smoking. It was kinda refreshing given that I’ve been in Japan for 3 months and this is the first time i saw such behaviour in public. But tbh, the environment was inviting and you feel less pressured to societal norms because of them lol. The hotel lobby for my floor did smell like cigarettes but it was faint. I guess someone smoked awhile ago. The soundproofing was average. I could only hear someone when I was close to my room door. The store at the lobby had crazy pricing so i would advice to bring your own snacks from the airport before coming. The koi pond outside was cute tho! The cleanliness was average. It was clean but i did found a strand of hair on the wall in the toilet, but other than that (i checked everything) it was acceptably clean (but do use the slippers). My two main issues with the room are the bed and lighting. The bed was hard. It made me think that this is how it would feel like sleeping on the tatami mat LOL but if you’re staying for a night, it was bearable. The pillows were also so hard. The lighting on the other hand was limited. I had to do my make up near the door because that was the only bright and white light area. Even the toilet was kinda dimmed since it didnt have ceiling lights. Overall; its an OK hotel option to stay for the night to catch another flight the next day. I have never been to a motel but I would compare it to one, an OK motel lol. I hope I covered most of what people tend to look for :) Also! Theres a stamp at the lobby for travellers who likes to collect stamps in Japan.

We were given the old wing which was old and worn out. Definitely a no-no and will never visit again. We stayed here 2yrs ago and love the location/rooms as they were modern n new. The old wing area is not suitable to host guests at all. From lift to room corridor, to the room inside and the toilet. Bad condition. Torn carpet with tape, peeling wardrobe door, cracked bathtub, room ceiling mouldy and webs. It was obviously an abandoned and under maintenance with no cleaning service place. The 2 nights stay was unbelievably unbearable.

Good place of stay if you’re doing Disney as it has frequent shuttle bus.  Loved the complimentary drinks at the welcome lounge.  Kids will enjoy the sweet stuffs. Breakfast is ok. And Lawson is a life saver,  you can buy food there if you arrive late from airport.

Didn’t realised that there is no swimming pool in the hotel. Other than that, we love the hotel. Location wise not super convenient but travelling around is not too difficult and there is the Lawson convenience store just at the hotel lobby. Shuttle bus to Disneyland and DisneySea on a first come first serve basis. Airport Express bus available at nearby hotel with online reservation. Good thing there is a shoe dryer. That is awesome since it rained the whole day and Disney and we really need to dry our shoes.

Very new and nice hotel, self help amenities at lobby including face masks, cleaners and lotion. Dyson fan n air purifier, hairdryer in room. Clean and Comfortable stay. Next to train station and very big Aeon mall. Will consider coming back again. Limit to 3 pax in one room only. Strict regulation.

We booked the hotel at the last minute through Trip.com. It was advertised as a last room available and a smoker’s room so our expectations were tentative. We were very pleasantly surprised by the standard and cleanliness of the facility. It is very conveniently located an easy 4 minute walk from the Hakimmakuhari railway station station. There are plenty of eateries in the vicinity. The Hareda and Narita AirPort Express bus also stops at this hotel. The room was clean with no smoker’s smell and all the comforts available for travellers. Breakfast and lunch is available at the hotel cafe. The food and service is very good. The hotel staff were friendly and attentive to our needs and nothing was too much for them. Ueda-san deserves special mention. The hotel is located within the Makuhari Residential Park and the parklands are pleasant to walk around. Makuhari beach is a 10-15 walk from the hotel, as is the Zozo Marine baseball park. Highly recommended.

Love this hotel. Stayed here as I was going for 2-days of Disney parks. It’s got a Disney shop in here! Nearby the Disney rail. There’s even a convenient store in the hotel. Love that I got daily replenishment of the amenities like shampoo, conditioner and shower gel. Most hotels no longer have this benefit. Love the convenience of the shuttle busses to go to Maihama station and the bayside station, it is a life saviour after a whole day of Disney in the sun. However it will be great if the hotel had shuttle busses that takes you directly to Disneysea. Here’s my opinion: the hotel is slightly dated but well maintained. The room looks comfy and not as dated as some of the hotels nearby. It is more affordable than Hilton and it’s like literally opposite. There are 2 Lawsons in Hilton if you need more supper variety. View from the room is amazing. You can see the Bay Area and Hilton and Toy Story hotel :) Will 100% stay here again when I go to Tokyo disney resorts.

A nice hotel for an overnight stay. There is a good free bus shuttle service between the airport and the Nikko Narita airport hotel. The staff are professional. There are no shoos etc in the area. The hotel does provide restaurant services but I didn't have time to try them. Overall a good stay for one night when catching Narita based flights. Thank you.

Good choice for those who want to visit Disney. The shuttle bus is reliable and with multiple timing. We took the shuttle bus to Disney to access to Maihama metro station which is convenient. Have to walk cross the road for airport limo to Haneda but it’s not difficult, just need to catch the right timing. It’s helpful especially after long day in Disney. Room is spacious and upgraded our room from 3 person to 4 person room. Room is clean, comes with bathtub and separate toilet. The public hot spring is good idea after long day. There is cafe available nearby, 5 mins walk from hotel.

Everything is excellent for a solo traveler. The only con is getting used to low ceilings and tight bathroom spaces in Japan. It's close enough to the train station to walk but you can save energy by taking a quick taxi ride.

Last minute stay over due to typhoon cancelling our flight. The room was quite spacious and clean, just maybe on a pricier side, but it was a last minute booking also. Unfortunately, some of the amenities like the gym and swimming pool was unavailable when we got there. Buffet was very nice and very worth it for the price if you are a big eater. The shuttle bus to and fro the airport provided a lot convenience and the convenient store had a lot of options too. Overall, pretty good choice if you are looking for a hotel for a short stay.

Just as advertised. Nice compact room with comfortable bed and very clean. Air conditioning worked well. Close to both narita and keisei-narita train station. Easy walk to aeon mall and omotesando street with many options for eating and shopping. At end of this tourist street wonderful old shire. One of the best we have seen in japan. Lovely staff and breakfast was fantastic.

The hotel offers a regular shuttle service between Narita Terminal 1 and Terminals 2-3, shared with the Hilton hotel. The journey from Narita Terminal 1 to the hotel takes approximately 30 minutes. Additionally, there is a shuttle to Narita Train Station and Aeon Mall. The room is clean, and the bed is very comfortable. The mattress is firm but not too hard, offering a soft yet supportive feel. The pillows provide good neck support without being too firm. The breakfast spread is standard, but the highlight is the pancake machine. With just a wave of your hand, the machine starts, and in about 30 seconds, you can enjoy a freshly made pancake.

from the location wise, it is very convenient when it provide the shuttle to airport. there is a convenient store so you can get something to eat there. yhe hotel has machine help us on hotel check-in /out so even many people come at same time , it will not take long to get a room. highly recommend ! the room is Toky standard size but redecorate so feel new indeed and smart TV available

Very close to the train station, accessible via link bridge. 1-2 stops away from Narita Airport, and is walkable to Naritasan temple. There's free shuttle to Narita Airport too, though only twice in the mornings (7+ and 8+am, and twice in the evenings). Breakfast set is nice too. 7-11 is right across the road, and there's a family mart behind the hotel. Old hotel with dated decor, but has usual amenities and good service and friendly yet professional staff as usual. They provide yukata in the room to wear too! Front desk has staff that speaks good basic english. Only complaint is that the phone in our room kept ringing multiple times at odd hours of the night (around 1am, 2am and 4am) both nights we stayed there, but every time we picked up there was no one on the other end - just the beep beep beep tone, which was quite creepy. Asked front desk and they said it wasn't them. Overall not bad, has everything you'd need for a hotel, situated in a beautiful neighbourhood. Though not sure if would stay again due to the unnerving phone calls from no-one.

Great hotel directly across from the monorail so easy to get everywhere. Our room had a view over DisneySea and we could see some of Fantasy Springs. Rooms are huge (American size) which was a welcome break from the tiny rooms we experienced in the rest of Japan. Small convenience store in the hotel as well which was useful as well to pick up some small items.

Great location. Busses to and from the hotel, Disney's, and trams are available and come around often. The facility has many restaurants, a Disney store, and a convenient store, but I do suggest getting extra amenities or dine around Maihama Station if you're on a budget. The room are quit retro and have everything you need. Sleeping wise beds are okay, pillows though are like flat sponges. Staying here is fine if you're looking for affordability near the parks.

the staff approach us well and helped us in regards to our disneyland 1day pass & good👍with their free drinks but feel a little dissappointed to breakfast because they need to have a reservation for atleast 3days before..i highly recommend to have their atleast breakfast.. thank you

It is now my 4th stay here at Hyatt Regency Tokyo Bay. I like to visit Japan every few months and Hyatt Tokyo Bay is such a great location. There is a free shuttle bus to the station and the Disneyland and Disney Sea stops almost every hour. The staff are incredibly helpful as soon as I enter the Hotel. Greeted nicely and promptly. Check in is very quick and all questions are answered right away. The staff speak English well. There is a money exchange machine in the lobby which is useful for when I need quick cash. Just being greeted by cleaning staff and lobby staff when I walk around is great to see and very comforting. The location feels very local compared to downtown Tokyo. There are a few convenience stores around the area with some shopping centers and local department stores in the area. Some are a 15-20 min walk but you can take some buses that are scheduled at certain times. If you can research what is around the area and the bus schedules, you will not have any issues if you think that this location is too far from the city center. I found that there are Buses from major downtown stations that bring you directly to Tokyo Bay as well. I have not had any issues getting back to my hotel when it gets late. The room is always impressive and I always get a smile whenever I return. There is free water, coffee, tea and other amenities available. I really appreciate that they include an Iron and Ironing board. Something I’ve noticed not available in some other Hotel chains that cost much more. The Bathroom is impressive as well. Hyatt Tokyo Bay set the standard for me and I always see myself comparing other hotel chains to Hyatt Tokyo Bay whenever I stay elsewhere. Roof deck is amazing. Gym is very nice, clean and convenient. Hotel restaurant is amazing. I cannot say enough about this Hotel. Bravo,Bravo, Bravo Hyatt Regency Tokyo Bay. Will always be a staple stay in my Tokyo Travel itinerary.

The restaurant does not require reservations, so there may be long wait times when it is busy, but apart from that, you can walk to DisneySea (a taxi is only about 800 yen) and there is a large public bath, so it is a very nice hotel!

Location was not too bad, very close to the monorail (walking distance). Room and toilet was super huge and comfortable though the design is a bit dated. If can look past this then the hotel is actually a great stay.

I was only there for one night so I’m not sure about the service but the location is great five minute walk from the station and they have an outlet mall and restaurants and some brand faces so you can actually get everything you want for souvenirs or shopping in the area and if you have a Costco card there’s a Costco nearby 10 minute walk morning breakfast is ¥2000 if you want breakfast that day it’s 1000 then if you reserve breakfast in advance expect us to say that Friday is not a lot I don’t think it’s worth ¥1000 but that’s just my opinion

I stayed here when I went to Disneyland. If you go towards the outlet of the nearest station, the hotel is right in front of you. The location is very good and I recommend it because you can take a big bath! The free ice cream after the bath was the best! I want to use it again!

Close to JR Chiba Station. Explore the streets around it and you can find Izakaya, Fastfood and cosme-drug store. The hotel had electricity shut-down on my checkout day - the staff helped to carry my luggage down to level one by stairs! Really grateful for that action :) Highly recommended - cheaper accomodation rates compared to Tokyo, but still fast and convenient to get into Tokyo by JR.

No flexibility of check in. But because hubby not feeling good, we pay ¥4000 when check in early at 11am. Location is convenient. Sheltered from train station to hotel Housekeeping did not wash our dirty cups. Only give us 1 big towel and 1 bath towel. I shared the towels with my husband. We have 2 people in room. Why only 1 towel. Front desk is kind enough to pass me the fever pad. Told them my hubby got fever and headache. She pass the fever pad. Thank you to front desk

Location is good in that it's right next to the Don Quiote and the surrounding area is quite relaxing. It's a comfortable 15min walk to Chiba Station. The hotel has its own ”onzen” which I quite unique to have for a city hotel, so thats a nice feature. Rooms were nice and comfortable. The only thing was that road noise was quite audible at times, but luckily it wasn't that frequent when train or passing cars in the area would cause any annoyance

I recently had the pleasure of staying at Hotel Francs during my trip to Japan. One of the most memorable aspects of my stay was the exceptional service provided by the staff at Hotel Francs. Despite my limited knowledge of the local language, they went above and beyond to ensure that I had a comfortable and enjoyable stay. They were always available to assist me with anything I needed, and their kindness and hospitality truly made me feel at home. Overall, I highly recommend Hotel Francs to anyone looking for a comfortable and enjoyable stay in Japan. The staff, the room, and the location were all exceptional, and I cannot thank them enough for making my stay so memorable. Thanks to them, I was able to fully enjoy my trip to Japan, despite my inability to speak the local language.

There is a water server on the first floor. The polite customer service is pleasant. I also appreciate the microwave in each room. There was a clear explanation that the box that I had previously found somewhere else and couldn't even find the cord for was a sterilization box. The convenient location with a supermarket nearby that is open until midnight is also an attractive feature.

Reserved a 3-night stay at this hotel, conveniently situated within a 5-minute walk from Chiba station. Enjoyed the complimentary welcome drink available from 2 pm to 11 pm. It would have been improved if they provided hot coffee for guests in the morning. A notable highlight is the onsen on level 3, offering a relaxing retreat after a day of exploring. Special commendation to Ms. 李, who facilitated our check-in. Upon overhearing our Mandarin conversation, she promptly switched to Mandarin, enhancing our understanding and overall experience. A thoughtful touch that stood out during our stay.
