This is a little gem of a B&B. There are 7 ensuite bedrooms, 3 in the main grade 2 listed farm house and the other 4 in a converted stone stable/farm building adjacent to the main house. The rooms are a reasonable size and are heated by central heating radiators. All rooms are double with either twin beds or a double bed, which are comfortablely firm but not hard. I believe 1 of the bedrooms in the main house can be made up as a family room, but I do not know what the maximum occupancy of this room is. Each room has tea/coffee making facilities, including a mini fridge along with tea, coffee, and milk. The ensuite bathroom has a toilet, basin, and a walk-in shower with plenty of toilet tissue and a selection of emergency toiletries along with bath and hand towels. In the main house, you will find a sitting room available for guests to use (although I have not used so can not comment) and a dining room where the meals are served. The host, Beverley, prepares and cooks a full English breakfast, and there's a selection of cereals and fruit juices to accompany it. If pre booked, Beverley will also prepare and cook evening meals during your stay. She will do her best to accommodate any dietary requests as she uses fresh ingredients in her cooking when she can. Beverley and her husband are friendly and accommodating and make an effort to ensure you have a comfortable stay with them. Overall, the accommodation is clean, tidy, and comfortable, but it isn't luxurious. Consideration needs to be given in respect that this is a working farm with animals and will have sounds and smells as such. I have stayed a few times now either because I'm travelling through or to visit the area, and I've always left refreshed and satisfied that I've had value for money. I have not been asked or rewarded for writing this review. It is my honest opinion and written in good faith.

I’ve stayed in Northampton several times for work, but I absolutely dread hotel stays—until I found Pear Tree Farm! What a gem! This place deserves a platinum review, and I only wish I had discovered it sooner. From the moment I arrived, I was greeted by the lovely Bev, who made me feel right at home. It’s like being welcomed into a family. Both Bev and Tim genuinely care about their guests, and their warmth is evident throughout the stay. Now, let’s talk about the food—absolutely amazing! I indulged in both breakfast and dinner, and I might just leave a few pounds heavier (but it was worth every bite!). Food intolerances catered for I’m already hoping to return to Northampton during lambing season, just to experience this wonderful place again. If you’re looking for a welcoming, homey stay with incredible food, Pear Tree Farm is the perfect choice! Highly recommend!

A great place. Made welcome on arrival with nothing too much trouble. Great room and facilities, clean and comfortable. Great breakfast made to order. A proper Bed and Breakfast in a beautiful village with great links to the network. Will defo go back

I would highly recommend this place. We had a kne night stay due to a family function in oundle, which was a stones throw away. Nothing was too much trouble. I am gluten-free, and this was catered for without any fuss at all. ( Something I am not used to) Both our breakfasts were superb with high-quality ingredients. There is such a friendly, homely feel, and our room was perfect with added touches such as fresh milk in the fridge. Dental packs. Shaving packs. Such good value for money.

I was very happy with my 1 night stay at Peartree. It was everything you hope a farmhouse B&B would be. The welcome was warm, the room was spacious and comfortable. There was real milk in the mini fridge for tea and coffee. There was an array of choice for breakfast. I had the full english which was perfect. Plenty of local options for dinner but you can book an evening meal at the farmhouse which I'll be doing next time.

Right from the start we knew we were in the right place. Friendly, accommodating, comfortable ........ and "farmlike"! The problem with finding a little gem is that you are hesitant to tell everyone else but this one is way too good not to..... on my recent visit to see an elderly family member received a warm welcome for my dog and myself from lovely host Beverley who is the farmer's wife; this is a busy working farm and they were lambing and calving when I visited. There is the amazing "Titchmarsh" 75ha nature reserve within easy walking distance just down the lane. Dogs are welcome at the accommodation and my dog had a wonderful time at the reserve (note: "dogs on leads" stipulated). My room was cosy & warm and as it was a cold snap when I visited I was certainly glad of the cooked breakfast! Lots to see in the local area; the farm is situated in a lovely Northamptonshire-stone village and there is lots to see in the local area. Refreshing to see so many footpaths too for ramblers and dog-walkers alike. Easy access from major roads and easy to find! Highly recommend. Was really sorry to have to make my way home after staying here. If I ever find myself needing to go to this part of the country again I will certainly be making my way here!!
