New villa with potential but many shortcomingsSpent 7 days and 6 nights in this villa in April/May 2025. The villa is new, looks fresh, the staff are polite and try to smooth over the negative. However, I encountered issues that require the owner's attention. Without public reviews, the shortcomings will probably remain unchanged, as feedback to the staff rarely reaches the owner. Problems: 1. The air conditioners in the rooms are noisy, disturbing sleep. 2. There is no table, chairs or umbrella by the pool, which is inconvenient for relaxing outside. 3. The doors are without frames, close with difficulty, have gaps that let mosquitoes through and allow you to see what is happening inside. The stoppers are flimsy pieces of wood, some are broken, due to which the doors open the wrong way. 4. On the first day, the drain in the utility room (where the dispenser is) smelled like feces. The staff taped up the drain. A day later, the stench appeared in the showers on the second floor. This indicates errors in the design of the sewerage system: the shower drains are probably connected to the septic tank, like toilets, which is unacceptable. The stench appears from evening until morning every day. 5. In one bathroom on the second floor, the threshold is low and the floor is sloped not toward the drain, but toward the threshold. During a long shower, water flows out into the hallway, and over time it can drip onto the first floor. 6. On the first floor, thin curtains do not hide what is happening on the second floor of the neighboring house from the neighbors. 7. Wi-Fi works fine on the second floor, but on the first floor the signal is weak, often disappears, connection is difficult. 8. There are no hangers in the bathrooms, the employees put towels on the toilet lid, which is unhygienic. 9. There is construction under the windows, in the mornings there is noise from equipment and an old car with loud exhausts, the driver of which revs the engine for a long time. 10. Bottled water was not supplied for several days due to problems with the supplier. There are no toothbrushes in the bathroom, although everything else is in abundance. 11. On the sixth day, noisy neighbors checked in, yelling in the yard until late and preventing sleep. Their children were noisy early in the morning. Upon check-in, they do not instruct about the need to remain quiet after 20:00. 12. The water in the pool (25-26 ° C) is colder than the sea (30-32 ° C). Changing the water twice a day is a plus, but the noise of running water for hours can irritate those who like silence, and therefore once a day would be enough. Conclusion: If the business owner fixes the shortcomings, the villa can become a great place to relax. Otherwise, negative reviews and obsolescence (the villa is new, August 2024) will scare off tourists, especially for long-term stays. It is difficult to recommend at the moment, but the future depends on eliminating the problems.

This is the worst hotel I have ever stayed in! The hot water supply is seriously insufficient. There is less than 5 minutes of hot water for taking a shower at night. If two people want to take a shower together, it is impossible because the water will immediately become cold. This basic accommodation demand cannot be met, which is simply unacceptable! What is even more infuriating is that there is a discount for breakfast the next day, but the front desk refused to let us use it, saying that we have already paid. But in fact, this discount is available to all guests! This behavior of deceiving customers is really disappointing and there is no integrity at all. In addition, the hotel's sound insulation is extremely poor, and there is no sound insulation at all on the second floor. In the morning, you can clearly hear the voices in the next room, and even the people walking and chatting downstairs can be heard clearly. What's more outrageous is that there is a construction site next to the hotel, and construction starts at 6 o'clock in the morning. The huge noise makes it impossible to rest! The sanitary conditions are also very bad. As long as you open the door, a bunch of bugs will fly in. It's like living in a zoo! And the water quality is extremely poor. The shower filter is black in one day. Other hotels are white for two days. Without such an environment, it does not meet the standards of a qualified hotel at all. In short, this is the **worst hotel** I have ever stayed in Bali. The service, facilities and hygiene are poor. I will **never come again** and I also recommend that everyone avoid it! This is the worst hotel I’ve ever stayed in! The hot water supply is extremely limited—only about 5 minutes at night, and if two people try to shower at the same time, the water turns cold immediately. Such a basic necessity isn’t even met properly. What’s even more frustrating is that the next morning, the front desk refused to let us use the breakfast discount, claiming we had already paid. But in fact, this promotion was available to all guests! This kind of dishonesty is unacceptable. Additionally, the soundproofing is non-existent. On the second floor, you can clearly hear people talking in the next room, and even noises from downstairs. To make it worse, there’s a construction site nearby that starts working at 6 AM, making it impossible to sleep in. The hygiene is also terrible—the moment you open the door, bugs swarm in like you’re in a zoo! Overall, this is **the worst hotel I’ve stayed at in Bali**. Poor service, terrible facilities, and awful cleanliness. **I will never return**, and I strongly advise others to avoid it!

It's relatively remote, but a great place for a vacation. It is very convenient to order takeout, and the villa has a private swimming pool which is very clean. There is a local high-end supermarket about 10 minutes’ walk away where you can buy global products. You can also take a taxi to a nearby local supermarket for shopping.

The complex is new, consists of villas and looks quite good and clean. There is a restaurant, a swimming pool, a gym on the territory. Each villa has its own parking. The territory is guarded. Minus of the hotel: it is located far from the center of Ubud and its attractions. It is impossible to park a car in the center of Ubud - because of this it is inconvenient.
