Read terrible reviews after booking but we didn’t experience any of them. B/fast value £12 each, couldn’t finish mine, good coffee. Bar service good, busy outside seating area. Some noise o/n but to be expected as we were overlooking the High street. Could do with a little attention to detail in room, paper peeling from ceiling, curtains off track in few places. Comfortable beds, clean linen and towels, large room & bathroom.

This hotel overall was shabby, tired and unwelcoming. The greatest disappointment was our bedroom, toilet seat just sat on the toilet not fixed. Poor decoration, filthy carpet dirty pillows, no mattress protector, ingrained blood stains on the mattress. If the chair were to be sat on it would have collapsed. Furniture appalling. The owner definitely has poor standards, so avoid staying at this hotel.

A Disappointing Stay in a Dated Hotel Our stay at this hotel was far from great. While the building has the potential to offer some character and charm, the overall experience was let down by a lack of upkeep and attention to detail. Upon check-in, we made our way up a narrow staircase to our room. The corridors were cluttered with unnecessary items and looked extremely dated, giving an unkempt impression. When we entered the room, it was uncomfortably cold as the windows had been left wide open. The decor was tired and unappealing, with the old, taped-together carpet standing out as particularly poor. The bed was dated with an ill-fitting quilt, and the mirror above it required adjustment. There were no USB sockets—a very simple and inexpensive addition these days—and only one hard-to-access wall socket near the skirting board. The fridge, whilst a useful feature, was unpleasantly smelly and wet inside, clearly in need of a thorough clean. The bathroom was equally disappointing. The toilet roll was just the remnants of a used roll, and there were no proper towels provided—only a single hand towel for two guests. When we requested additional towels at reception, the host responded rudely and made the situation unnecessarily awkward. To make matters worse, the windows didn’t close properly, letting in cold drafts and noise from a nearby takeaway, which disrupted our sleep. This hotel could significantly improve with basic updates, better cleanliness, and improved guest services. Unfortunately, it seems neglected and not worth the stay in its current state.

We arrived in the evening after working all day, hoping for somewhere clean and comfortable to stay but unfortunately, this was the complete opposite. The manager greeted us and after a swift check-in we went up to our room, the room looked really tired and the window was wide open to try and disguise the fact that someone had been smoking in a non-smoking room. I can live with a room that needs a bit of TLC but what I can't live with is how dirty it was. It was awful, the dust and grim was on another level. The worst I've seen in a hotel. The carpet hadn't been vacuumed, the thick layers of dust was on every skirting, radiator, everywhere. There wasn't even proper toilet roll. We complained and were moved to a different room but this one was even worse. The window wouldn't close and the toilet was broken so water just constantly ran through it. We had no choice but to level and find alternative accommodation. I've never had to do this before. We had hoped to eat there too but after seeing the bedrooms I'd hate to think what the kitchen would be like. Do not stay here, avoid it!

This hotel has the worst rooms I've ever seen. When we arrived we were given room no.10. The window was wide open as we suspect someone had been smoking in it even though it was a none smoking room. Immediately we could see how tired it was which we could live with but what we couldn't over look was how dirty it was. Thick dust everywhere, on the skirting, in the bathroom, it was horrible. There was no proper toilet roll just a pack of sheets that looked like it was for a dispenser, this was also wet. The carpet looked dirty and the sink unit was held together with tape, it was not livable. We went and asked if we could change rooms, we were given room 18. It was even worst. The window didn't close properly so was rattling with the wind. The toilet water just ran and ran and ran. The two seats in the room were so dirty with stains I wouldn't have ever sat on them. It was disgusting. It made me think, if the room were in this state what on earth was the kitchen like, yuck! It was late, we'd been working all day so we decided to leave and get somewhere else. I would not recommend you stay here, it was horrible. God knows how it has any good reviews, sounds like a different hotel!

Food I have never had macaroni cheese like this before. It looked delicious however on tasting it was very bland and very, very stringy like. It looked like cooked pasta had loads of mozzarella cheese stirred in. I left most of my meal at the side of me and not one server came over to ask how our meal was or to clear away the plates. We won’t be going back.

Very helpfull polite very accommodating and dog freindly willing to help and do what ever necessary to make stay enjoyable.made us and our dog feel very welcome even helping give dog a sausage for breakfast that is going extra mile will be back due to welcome.and level of service

This place should be closed down. My wife and I booked a room last April (2024) for a family celebration in Banchory on 17th Aug. Got email confirming my booking for 24th Aug... then contacted them and they changed to 17th Ok .... Then got a phone call on 9th Aug to say that we had been double booked. This took me back as (as previously mentioned this was far a family celebration) the other members of my family who had booked in for that night had all booked after myself and my wife still had their bookings ... resultantly my wife and I had to book alternative accommodation at considerable additional cost. Anyway this turned out to be a blessing in disguise. When my son and his wife arrived at 5.00pm their room still had not be cleaned ready for use and, when it was "cleaned" there were no sheets on the bed and the pillow cases had no covers. Equally other friends who were booked in for the same night were shown across the road to the Douglas hotel where they found their room to be in a disgusting state with beds unmade and dirty carpets. They refused to accept the room instead booking in to a hotel in Westhills Aberdeen. My son and his wife went for a drink at approx 11.30 in the bar of the hotel to be told by the barman (playing the fruit machine) that the bar was closed even though the say then it is opened until midnight. This hotel is in a prime location in Banchory and should be the first place to look for somewhere to stay but, in my and my families experiences, it should be closed and totally renovated before offering accommodation to anyone travelling through/to Banchory. Final advice... book at your peril

Although rooms were a decent size, I did not appreciate the unexpected additional £35 fee for the dogs. I had phoned earlier in the week to check and they told me there would be no extra charge. Also, for the price I paid I would expect breakfast to be included. Service was poor - not the fault of the chap who was there, however you get the feeling that management are trying to save money by not employing sufficient staff. The place definitely needs considerable upgrading as the walls / ceilings are badly water damaged and the carped at the rear entrance absolutely stinks!
