great location, walk to restaurants. easy underground parking ($35). the room was clean. very small, and a bit dark due to black kitchen and cabinets, plus not a lot of natural light. next time I'd ask for an exterior room with a balcony door that opens. Our door did not open and the front desk person said our room didn't include an opening door (really??). But, for the location it's a great place to stay. right in the middle of collingville and fitzwood.
I found this coliving space during my F1 trip. The overall facilities are simple, functional, reasonably priced, and the bed is very comfortable. Although the room is small, it has everything you need. There is also a shared space and kitchen facilities. The work area in the lobby is also very pleasant. It is a practical choice. I recommend it for business trips and family trips. There are also parks nearby for exercise and leisure.
A great little hotel. Quite unique with its glass roof and rooms with windows opening on to the courtyard. Decent rooms, clean and well laid out. Note many negative reviews from a few years ago. If you expect the Hyatt, this is not the place for you :-) It is a cheap and cheerful place with friendly staff. Parking is underneath the hotel. 5 minute walk to a range of trams, train stops and buses. Located very closely to Richmond's Victoria Parade and the trams to the city. Certainly would stay again on any trip to Melbourne. If you are on a budget, this is a great place.

Booking required multiple insecure methods of sharing credit card details and identification documents along with 2 forms to fill out with personal details and an app to download in order to gain access to the Building entrance, Elevator, and Apartment.
None of this information was given to me prior to booking. I would not have stayed here if I had known the extent of insecure transmission of personal information and amount of admin and work required just to check in and stay one night. I work in this space and know the risks. Management is putting guests personal data at risks with the excessive documentation requests.
FYI, requiring someone to send credit card PICTURES and ID pictures over email is completely insecure. This is bizarrely at odds with the excessive security to get into the building.
The constant need to carry your phone everywhere or you'd be locked of the apartment or even the whole building was extremely stressful.
In terms of the actual room, once I got in, the bed, kitchen, lounge and floors were clean but the toilet had not been cleaned in a long time. This was not nice. You could see parts under the rim had not been cleaned in years. Toilet had also been recently used and not flushed properly upon arrival. I did not take photos of any of this, it was too gross.
I ended up buying paper cups as the glasses/cups as those supplied were not clean, tried to take a picture but it's hard to see. They were covered in fingerprints and fibres of some kind.
The view was nice and loungeroom was great, study nook was extremely handy for remote work. Balcony tiles are moving and could be a tripping hazard. Laundry was well equipped but did not have time to use it.

Abbotsford Mansion home stay was quite a pleasant experience on this occassion. The room was tidy, amenities were good, the room was clean and quite well presented for this price point. I found the staff helpful and quite friendly also. The only negative feedback I would give was that at times, I could hear conversations going on downstairs form my room on the first floor. But otherwise, my stay was quite pleasant and relaxing. I also appreciated the lovely courtyard off the main living area, very pretty. Also great location.
We arrived later than reception is open and the manager rang to make sure we knew procedure to get our key and access to room. Thank you .. very kind. Our room was a liitle dated but clean and the bed wS comfortable. Plenty of room! Reception staff were excellent. Parking is $18/night which we thought was reasonable. Everything worked in the kitchen and I liked the bath! There are no extras in bathroom except for soap, so bring your own shampoo, etc. Windows don't all close, so bring earplugs if you don't want to be woken by early morning traffic. Really, it was not a luxurious stay but very good for the price and we would stay again for the service and comfortable bed!
Although my Dayuse booking said from 2.00pm to 9.00pm, the Comfort Hotel East Melbourne REFUSED TO LET ME STAY IN THE ROOM for the full extent of my booking. After a very confusing argument at check-in, they told me I could stay until 8.00pm, so I agreed and paid. But then at 7.00pm HOUSEKEEPING ENTERED THE ROOM and when they saw I was still there, they brought the woman from reception to INSISTENTLY KNOCK MY DOOR and tell me that I could only be there until 7.00pm!!! SO THEY KICKED ME OUT WHILE I WAS IN THE MIDDLE OF A MEETING BEFORE THE AGREED AND ALREADY REDUCED CHECKOUT TIME, AND KEEP MY MONEY FOR A SERVICE THAT I DID NOT RECEIVE TO THE FULLEST??? I FELT SOOO TRICKED!! THAT WAS NOT OK!! The rooms are clean and nice. The location is great as well. I am just ABSOLUTELY SHOCKED by the way they managed my reservation.
Excellent location just a short walk from North Richmond train station. Very friendly and helpful reception. Apartment was spacious and in good condition with all the normal amenities, and excellent heating on what was one of Melbourne’s coldest nights for the year, although the living room furniture is getting a little old. The only negative was that the guests directly upstairs partied late and then got up very early, a problem because there’s almost no soundproofing between floors.
