For around £100 per person it's okay. The site itself is very tired and has no management on site. The beds were very comfy and the lodge is spacious with all your basic necessities, no mirrors in the bedrooms though . On our arrival the hot tub was dirty and cloudy, the shower was broken (however maintenance did fix this the next day). Handbook says that logs will be provided however please be aware that the woman on the phone confirmed that this information was incorrect which actually goes against trading standards as it was advertised on every website. Good sized decking but barbecue was not cleaned and the umbrella was broken. Washing machine had dirty towels left in it and the lodge evidently wasnt cleaned very well. The surrounding area is good with decent takeaways and shops. This is not a luxury place and the advertisement make it look nicer than it actually is. For what we paid (£100ish) pp, it was just okay!

Recently tried to amend a booking as accidentally booked Wednesday to Saturday instead of Friday to Monday. The person in Hoseasons customer services was extremely unhelpful and flatly refused without exploring any options. By using the website myself I was able to find out that they had availability for another day and when I asked they were able to add that day at the end so we could attend a family wedding. If they had come up with that solution instead of dismissing us out of hand they would have got a 5 star review instead.

I was a bit concerned after reading the reviews but I genuinely think this place has a bad wrap. Was it 5* luxury and perfection? No, absolutely not. Was it clean and homely? Yes. As you drive in it needs a bit of curb dressing and tidying up but nothing scary. We stayed in number 12 and from the minute we walked in we were impressed with how clean it was and how well equipped the kitchen was. The hot tub was clean and warmed up. There was a small hole in the decking but nothing dangerous. The area is great for woodland walks. Overall we had a beautiful romantic break and we’d 100% go back.

If I could leave a 0 star rating I would. This place is awful. Dangerous, filthy, freezing cold and broken hot tubs, site maintenance are a joke and just fob you off. Their rotten decking collapsed beneath us, and again, nothing done. Have tried to call several times, and the phone is never answered, have emailed and no response. Avoid this place at all costs!

Just returned from a trip to Upton Lakes. I was a bit worried about going after some of the reviews so thought I’d write my honest opinion. The area is quiet and peaceful but has shops within a 5 minute drive. The lodge is clean and tidy but is old and could do with updating that being said it was acceptable. The hot tub was clean on the day of arrival but was not cleaned again during our stay and did smell a little on the last day. We never actually saw the owners during our 4 night stay the key was left in a key safe. My husband and son did some fishing and caught a lovely 14lb ghost carp. 2 of the lakes were very overgrown and could do with being trimmed and pegs being put down. Overall we had a pleasant stay and would return but do feel some updates are needed.

We stayed for 4 nights with my 2 little girls and we had a brilliant getaway. The lodge was a great size, clean and had nice little touches (lodge 9). The kitchen was well equipped, nice views of the lake from the lounge & bedrooms, and everyone loved the hot tub. We cought lots of fish, mainly perch and carp. Can get essentials from nearby shops and so many options for days out to beautiful beaches and towns (around 30min away). We will definitely return to Upton Lakes.

On arrival the site is poorly presented, abandoned furniture, loads of equipment piled up, just all super scruffy and unkempt. We were told on arrival that we had been moved from our original lodge as the hot tub wasn’t working and that our new lodge had a hot tub but that wasn’t working either. The lodge was really grubby, the decking areas weren’t swept or tidy, the hot tub was covered over, when we looked it was long neglected and unused. We stayed on the “upper” area which has fantastic views, it should be fantastic. Our lodge was a two bedroom with large deck, hot tub and wooden sauna. Off the twin room there was a little deck full of old sticks and leaves, the chairs were rusting and covered in spiders webs it obviously hadn’t been cleaned since last Summer, if at all. The bathroom was poorly cleaned, the blinds in the bedroom were ripped, sadly the whole lodge had an air of abandonment and showed lack of care or pride. This whole site could be sensational but appears poorly managed. A team of professionals could whip this into shape in a matter of weeks with a few skips, deep cleaning and basic repairs before opening for high season. My family and I all have experience in holiday lets, both Air bnb’s and long term rentals there is no way we would open for the season in this state. Really disappointing.

We stayed in lodge 10, beautiful lodge, clean, and stunning veiws. Very peaceful. Hot tub was lovely and hot. Young lad who was cutting the grass helped us out with giving us some Paracetamol for a migraine, very helpful so thank you to him! Definitely would come back and recommend to friends and family. Only improvements, would be the bbq looked slightly rusty, and maybe the lodge could be kitted out with bleach/cleaning products, more toilet paper etc.

We returned from our stay here yesterday and had an amazing week! This time we stayed in the beautiful lodge 10, it was stunning, comfortable and so well equipped. The hot tub was just what we needed after a long day by the lake fishing! The owner/manager was so friendly and very helpful, he was always checking to see how we were doing with the fishing! He didn’t hesitate to answer our queries and help us with what we needed. The whole place is set in stunning surroundings and is the perfect place to hit reset or even the perfect base for exploring Devon.
