Beautiful location, it would be better if they also took care of the rooms in addition to banquets and receptions, it would be enough to spend a little on the rooms and especially on the bathrooms which are dated but the sore point of this structure is the unbearable smell of sewage, I rented 2 rooms , same problem, I recommend contacting a good technician and installing a vent for the cesspool that goes up to the roof so that perhaps part of the problem generated by the anaerobic fermentation of the cesspool will be solved.

Check-in was easy and the staff were friendly at all times. The villa is beautiful as are the grounds. The room was a decent size. The bed was very comfortable and had non-feather pillows--great for allergy sufferers. There were power outlets at each nightstand --perfect for two people charging devices at bedside. The room had a mini bar, which, unfortunately, stayed warm and never cold. The bathroom had a shower (only). The water pressure was good and the hot water stayed hot. There was little counter space at the sink. There was a wall-mounted, multi-speed hairdryer in the bathroom corner but the cord was quite short causing one to straddle the bidet just to dry hair. The free WiFi worked well but was not password protected. Parking was free in the hotel's large open-air parking lot. I have stayed here before and will probably stay here again.

When tradition meets hospitality and comfort. The structure, just outside the splendid Gubbio, is characterized by its position immersed in the Umbrian greenery and by the quality of the ancient residence now used as a hotel. The rooms are comfortable and spacious and the breakfast service is impeccable and satisfying. I imagine that in summer the pleasure of staying is truly priceless. If I were to return to those parts I would not hesitate to return!

Hotel with great potential but completely inadequate for the service offered. The girl at the reception offered us an upgrade but the management is completely absent, the structure absolutely needs a lot of improvements and care for the guest's comfort... TV and hairdryer from the 90s... Very poor breakfast... The rather low quality/price ratio.. absolutely to be avoided.. there is better...

I stayed with my family in this wonderful structure, we found friendliness and professionalism and above all cleanliness and atmosphere. Perfect location, private but very close to the city which is also easily accessible with a breathtaking view.

Arrival in the Umbrian countryside, magnificent building, very beautiful terrace, superb lighting in the evening and view of Gubbio in the distance. Beautiful swimming pool. Spacious air-conditioned and very pleasant rooms BUT, seems like a ghost hotel, 1 waitress doing the reception, the bar and the service. Disastrous restaurant, never in Italy have I eaten so badly! Parma ham cut very thick like mountain ham, 1 tomato cut into 3 pieces with mozzarella as caprese, eggs with mediocre zucchini, pasta with disgusting white ragù, ravioli as a second course drowned in a liquid, disgusting sauce. The waitress serves alone and does the reception, the dishes do not arrive together but the poor thing cannot do otherwise. The staff is nice but overwhelmed. Obnoxious housekeeper. Uninteresting breakfast. RESTAURANT 1 hotel 4 We left 4/5 for the hotel, its location and the quality of the rooms. But absolutely avoid the restaurant

Simply a fairy tale. Beautiful villa surrounded by greenery and very convenient in Gubbio. Fantastic breakfast and clean, cozy rooms. Professional and courteous welcome service. The view is wonderful and quiet reigns. Definitely recommended for any occasion. Excellent parking. It is recommended to have a swimsuit with you to also use the swimming pool. Simply extraordinary.

Beautiful place on the hill a few km from Gubbio. We had already been there years ago. Large room, we slept very well. Welcomed by Alessandro and Licia very kind. Good dinner but the catering is a little expensive. Breakfast with lots of stuff. Thanks to all the staff for this lovely stay
