Very comfy,lovely pillows,generous tea/coffee/juice and cookies.Great location,easy walk into town and seafront. Parking not totally free only from 4pm to 11am.Only gripe was the smart TV,half the freeview channels missing. Film on stream kept cutting out.

The owner Tristan very welcoming and helpful. Our bedroom and shower room were clean and very well equipped – the chocolate on the towel was a nice touch. Great selection of hot and cold drinks. Comfortable bed, pillows and sheets. Room serviced daily if desired. TV worked with 1 click! Very good wi-fi. The history of the building in the welcome pack was very interesting and explained the sloping floors. Parking permits covering 4pm to 11am were very useful, we used Priory Car Park overnight and switched to Priory Meadows during the day (10 hours for £6.50 by credit card – Priory was £5.50 for 5 hours using Ringo). Bedside light bulb didn’t work – replaced in 2 minutes. The entry system for access to the building was really good – fob/button for inner door and additional front door key for late use. There was also a well stocked library on the landing which thrilled my wife! Highly recommended – we’re looking forward to our visit next year.

Wow one of the best places ive stayed at. Had a twin room with my mate as we was down in Hastings to watch a local football match. Although the room we booked had a shared bathroom, it was very clean. All the amenities where top nock and I would definitely stay there again.

This is a well run and maintained guest house, with easy access from the train station. The Guest house is central to the beach and has many diverse activites. The owners very helpful and polite. The guest room was surpurb. Would definitely recommend this guest house to everyone.

Travelled 1hr40mins to stay here, we left immediately. After the owner saying how lovely everything was had high hopes, however upon arrival we were met by a miserable man who was most unwelcoming. Suffice to say we would never return here.

Absolutely disgusting place and the owner Tristan couldn't care less when shown the poor conditions, I've stayed in hostels in Asia cleaner than this. Left almost as soon as we arrived. Wouldn't recommend dealing with this place or the owner to anyone.

A quality mattress is essential for us (painful joints due to arthritis) and we had a wonderful night's sleep! Very professional and friendly hosts. Parking close by and good location for making the most of the town.
