Fantastic location with great views. It has a lot of potential but is starting to look a little run down. The grounds could use some work and the trails around the property need help. Depending on the cook, breakfast ranged from great to the awful.

10 out of 10!! Intimate southwest flavor stunning. Absolutely love it!! Perfect in every way. Off the eaten path. Bring food. Only 1 restaurant nearby and that one is for dinner and requires reservations. Buy food in Durango or Mancos. Do not miss this place

Possibly the best B&B I've ever been to. Grandparents, parents and 2 kids stayed at the River House, somewhat apart from the rest of the properties. A beautiful home, two master suites, each with no-step showers and jetted tubs. Also a (half?) bath in the hall. The Great Room (LR/DR/K) was magnificent. Towering beamed cathedral ceiling and loads of glass to the SE/S/SW allowed the the sun to pour in through the trees. Creek just 100' from the front door. A hot breakfast and juices/cereals/fruits/breads--your typical large-variety breakfast, but you could talk with Margaret as she whipped up some eggs and bacon. Not a chain...real people. You'll need a car.

The “resort” needs updating. We rented the cottage in the woods. Yard was overgrown and the cottage was in fair to poor condition. Not at all what the pictures showed and ridiculously expensive for what we received. There were mouse droppings on our floor, blinds didn’t keep out sunlight, wasp nest on front porch, breakfast was disappointing, no one greeted us at all, etc. Absolutely no customer service. So disappointed!

What an amazing stay. We spent two nights as a vacationing couple at the Sunset Casita. It was a lovely one bedroom- over 800 sq ft. The view of the mountains was lovely and we watched mule deer and a coyote from the back porch at sunset. The bed was comfortable. The decor was southwestern nice art. The breakfast was delicious- they served a South African hot poached egg dish with a red sauce that was yummy. Wonderful selection of foods served in the dining room. The ranch is in a delightful natural setting with flowers, birds galore. So quiet! Next time in the area we will return.

We arrived after several days of staying in higher end ($) places in Albuquerque & Santa Fe. Our time in the lovely, clean, well decorated Sunrise Casita was far & away the best part of our trip! There was so much peace and room to kick back & relax. We enjoyed morning coffee & evening wine on our lovely deck looking out on the LaPlata range, listening to nothing but birdsong & cattle sweetly lowing in a distant pasture. Blue Lake staff referred us to make reservations at the nearby restaurant, The Kennebec, where both excellent food & service lured us back for a second night (reservations required). The included breakfast service at Blue Lake Ranch was also excellent. We also spent one day @ Mesa Verde National Park - extremely interesting & not crowded! I would love to return to Blue Lake Ranch & definitely would book the Sunrise Casita again.

Before this visit we stayed two times in the BLR. The first time in 2015 in a room in the main building, we got greeted by the owners and got a small tour over the grounds, in my opinion our stay was just wonderful. The second time was in de Cedar Casita in 2019, casita is huge, big bath room, big bed room, great views. But some loose floor tiles, fly doors a bit rickety, one doesn’t close properly, that lowered the level of experience. Because of that experience we booked the Cedar Casita this year again. Now this third time, we were not greeted at all, there was a letter taped on the window of the main building and DIY. A place like this, who likes to place this BLR in the upper end of B&B’s can do better. By the way, the loose tiles grom 2019 in the bedroom were still loose… Above that, one patio corner was covered in bird dropping and on top of that mouse droppings, the cushions from the patio beds need replacing because of lack of comfort, faded colors and sigaret hole. The mouse was running through our bedroom. In my opinion the customer should expect more comfort and extra service in the BLR. We paid nearly 1900 USD for 5 nights, That’s serious amount. For us this was the last time in the BLR.

Best hidden gem in CO! A must stay if you are going to the Durango area. Absolutely gorgeous place with a friendly staff and yummy breakfast! Highly recommend! We can’t wait to come back in the summer with our kiddos! We stayed in the Oak Grove casita.
