This fully equipped 3 bedroom, 2 bathroom home is newly remodeled with hardwood floors throughout, tile bathroom, central air conditioning,and all new stainless steel appliances. There is ample space throughout the house for gatherings. Cook out on the gas grill and enjoy alfresco dining on the expansive deck overlooking the water with patio seating for 12, sit down to a family dinner at the large dining room table, or enjoy a casual breakfast gathered in the eat-in kitchen.Relax in the 6 person Jacuzzi Hot Tub on the deck while watching the sunset, take the stairs down to the lake and go for a swim off the dock, cozy up in the living room in front of the fireplace and Smart TV, or choose from our selection of books and board games on a rainy day. The house is directly on the Seneca Lake beer and wine trail, but also only a short drive over to the wineries on Cayuga Lake. For those interested in exploring the area more the house is close to the National Women's Hall of Fame, Clifton Springs Spa, Rose Hill Mansion, Hobart & William Smith College, The Finger Lakes Performing Arts Center, Sonnenburg Gardens, Smith Opera House, Belhurst Castle, golfing, Watkins Glen, and Del Lago Casino. Rochester and Syracuse airports are about 40 minutes away and Niagara Falls is about a 90 minute drive. We're happy to offer suggestions and the house has a guest book with our favorite restaurants, wineries, and breweries as well as maps and brochures that you can take with you while exploring the area.Lake Access: We have direct access to the lake. Our deck has a set of stairs going down to the water and dock. The shore line is shale, so we recommend water shoes. The water is shallow in front of the house and gradually gets deeper. We have a dock with Aderondack chairs, and have provided floats for guests to use in the water. Welcome to the lake! Enjoy this completely renovated home located minutes from some of the best wineries/breweries Seneca Lake has to offer. Enjoy 75 ft of private lakefront, two decks (including one large sundeck overlooking the water), and your own dock (two kayaks, one canoe, and some floats for the water included). Enjoy the beautiful sunset views while grilling outside on the covered back patio, or from the great room- which has full windows providing a stunning view even on the chilliest of nights!You enter the house into the entry and dining area, with seating for six at the dining room table. All dinnerware is provided for your convenience. As you continue through the house, you enter the newly remodeled kitchen. The brand new appliances include a fridge, dishwasher, and stove. There is also a microwave, coffee maker, and toaster for your use. In the cabinets, you will find pots, pans, silverware, glassware, and baking ware.As you progress to the back of the house, you enter the living room, with expansive views of the lake. The couches and chairs are the perfect setting for watching a movie or snuggling up with a book and taking in the lake. There is a flat screen TV with basic cable, Netflix, and Hulu. High Speed Wi-Fi is also included. Rounding out the room is a small bar for serving wine and other beverages.The house has three bedrooms with all linens included. The first bedroom has a queen bed and a remodeled half bath. There is a dresser and closet with plenty of space for everything you brought with you. The second bedroom also has a queen bed with a closet and dresser. The third bedroom has two twin beds. In this room, there is also a closet and dresser. There should be space to expand in the bedrooms for even the most prepared traveler. Window AC units are installed for the summer months. The nice lake breeze often means you won't need them.The full bathroom will be stocked with towels and other amenities for your stay. There is a large stand-up shower and a large vanity for your toiletries. First floor laundry with washer, dryer, and iron is an added bonus to this house.As you make your way outside, there is a covered deck with two rocking chairs and a covered grilling area. A brand new propane grill is included for your use. There is a flat backyard, perfect for lawn games or kicking a ball. Down a small set of stairs, there is a sprawling deck with plenty of room for the whole family. There is outdoor table seating for six and four Adirondack chairs to enjoy the stunning view. Down another small flight of stairs, you reach the beach area and dock, from which you can take a dip, go fishing, or dock a boat. I have two kayaks with life vests for guest use. There is also a boathouse to store all of your water toys. This is a Luxurious Houseboat on the Erie Canal. The boat is 15 feet wide by 67 feet long. The interior has a full living room, full kitchen, 4 bedrooms, 2 full baths, all heated and air conditioned. This boat listing is for accommodation only. The boat cannot go underway. There are decks at the stern and bow for cooking on the gas grill, sightseeing, lounging, and enjoying the wildlife. The boat includes an upper deck that is 15' wide by 50' long which includes a service bar, hot tub, and water slide. This is an ideal location for sunbathing or relaxing. Spend your days swimming and grilling off of the deck enjoying the calming sights of Seneca Lake and the Finger Lakes region. We are a stones throw away from many breweries and wineries and downtown Geneva is just 3 miles away. Our marina has pontoon boats, paddle boats, kayaks, skis and tubes that are available for rent at anytime during your stay on the lake. We can offer your guided power boat and kayak trips also. Our marina is also known for its Tiki Bar North, a bar right on the edge of the lake, accessible by boat. Open everrday with live music every Thursday and Sunday!
