We stayed at Strathness House for one night, as part of a 2-day small coach tour. Our accommodations were arranged by the tour company, so I was unable to check the reviews before we arrived. We had a double room (2 double beds) with a lovely view of the River Ness. Breakfast was included and the food was plentiful and delicious. Our room was on the 2nd floor (3nd if in the US) and there was no elevator. They had a pretty cool staircase, covered in a tartan carpet. The inn was very clean and our room was very comfortable. The inn was located on the river and close to many restaurants and shops. Across the nearby bridge were more restaurants and shops, as well as Inverness Castle on the hill opposite (currently closed for renovations). A switch on the outside of the bathroom needed to be switched on for the water to run in the shower (odd?). Conveniently, this room had A/C and a small fridge. The morning breakfast area doubled as an Indian restaurant in the evening. The only thing keeping me from giving this inn 5 stars is the strong odors that permeated the rooms at night, due to the restaurant downstairs. The smell woke me several times throughout the night. It wasn't a bad smell, just a strong smell of curry and other strong spices that I'm not used to smelling at night while I'm trying to sleep.

We did not stay at this hotel; however, I would advise staying away. We booked a reservation and the hotel advertised that we could pay when we checked in and the cancellation date was a week before we were to arrive. However, over 30 days before we were to arrive, the Strathness House emailed us and demanded full payment in advance with no chance of cancelling. This was despite their advertising payment at check-in and one week in advance cancellation. That is fraud!

The hotel is in a great location, but the rooms are horribly dated. The wall unit took forever to heat up and only did so when put on max. The shower cubicle is extremely tiny. I'm medium sized and couldn't lather or rinse off with the shower door closed. The cleanliness could be increased as there was a lot of hair in the shower from previous guests. The main issue with the hotel is the intense smell that comes from the kitchen. There is an Indian restaurant on the first floor. My room was located on the second floor (third floor up and there is NO elevator) and the scent of cooked food was very loud and pungent that high up even with the door closed. I went to the grocery store to get air freshener to mask the smell but that didn't work. The scent lasts all night even when the restaurant is closed. The only relief I got from it was by clogging my nostrils with tissue.

We stayed here during our night in Inverness in late April. It was only a short walk from the train station. It is an authentic Scottish experience run by a family. The check in was very efficient. The room was a bit dated but clean and very functional. We slept like logs and our only concern was no hot water in the morning but once reported to the front desk staff they were right on top of it. The setting of this hotel is so beautiful that we would not hesitate to stay again.

This is a beautiful old building in a great location along the river. The staff are very welcoming and helpful … they get 5 stars! But the breakfast is mediocre, the rooms are very small and the showers are impossibly cramped. And there’s no sitting room so you need to leave the hotel for anything but sleeping.

We are on vacation for a month, and we have a ton of luggage. Upon arrival, we discovered the hotel didn't have an elevator and that we were on the second floor. My daughter was very unhappy with the knowledge we would have to bring up all of our luggage. The lady at the counter immediately saw my daughter's frustration and handled everything like the goddess of wisdom, Athena. The staff was amazing and considerate. They not only helped bring luggage up the stairs for us but made sure we were taken care of for our early departure. We had a packed breakfast ready for us as well as making sure our 'too heavy' suitcases were readily available for us when we had to leave. We would come back for the staff alone, but outside of not having an elevator, the hotel room was one of the best stocked ones we have had in a month. 10/10, we would come back again, however, with less luggage! We both thank the staff once again!

Good location across the river from town. We had a well appointed room overlooking the river - small but adequate for a couple. The walls were thin and the person snoring next door affected sleep. The breakfast was good but not great. Very pleasant helpful staff that handled all requests.

Genuinely nice owners who prepared a whopping feast “grab-n-go” breakfast for us. Our early departure was before breakfast was served and they fixed a generous meal for us. Our room had a fabulous view of Ness River!
