Please see the attached picture of “real room facilities” before you book and pay. I was stupid because I didn’t research enough and I saw their misleading advertise pictures. The room price is “over priced” and the room quality is so bad especially bathroom. They charge 2500bhts per night without A/C. If you book A/C room, it’s 3500bhts. However you cannot have A/C 24h if you are not in the room. They will fine you 500bhts if you leave A/C on and leave the room. However they never say this “house rules” T&C on their website nor any booking site. I will never stay this place again because there are many places much better facilities, good location with better prices. (My friend stayed at Phayam lodge and it was really great!!! Also next door, CEDE is very good.) I made a mistake to book a room without A/C so I paid upgrade fee to change the room because of “non cancellation” policy. The manager is very rude and her hospitality was terrible. She just want to take money that’s it. I wish she could put on a smile… you cannot experience of “the land of SMILE” with this accomodation.

This has to be one of the worst hotel/bungalows I have ever stayed in and I have travelled Thailand for more than 15 years. Avoid it if you can. I not sure where to start but the pictures are nowhere close to reality, if you want A/C you will have to upgrade to 1000 baht extra a night too. If you don't upgrade forget about sleeping as it's so hot you may as well sleep on the beach.

Lovely place! Situated on one of the best beaches on Koh Payam. Nice clean contemporary bungalows. I actually think they all have at least some sea view. First row of course but even second row. The manager and staff are fantastic so nice and helpful. Food is excellent and good value.
