We chose this hotel as it was very near all the shopping streets. However, for the price we paid (about SG$120 per night), it is definitely not worth it. Before arriving at Kobe, was paying the same room price (and even less) at Osaka and Kyoto but these other hotels were way way better. Breakfast was very sad, can skip and go elsewhere to eat. Room was so so cramped. Overall it is no value for money.

A novel hot spring experience. The underground second floor is a completely open-air hot spring, and the 9th floor has two versions, indoor and outdoor, of the gold and silver baths. When I went there, the hotel was almost fully booked, and I could basically book the whole place by sacrificing dinner time to take a bath, so I didn't make an appointment for a private bath. Mobile phones were not allowed to take photos inside, so there are no photos of the bathing.

Luxurious ryokan, two onsen inside the hotel on the mountain, beauty. Breakfast and dinner are divine, be sure to book. The ryokan is ancient, you can find yourself in the Edo era. The rooms are equipped with everything necessary for relaxation.

The high-end hotel that has the longest history in Kobe. It is above a free museum about Kobe. It was very luxurious, and had a wonderful restaurant for Kobe beef, but don't forget to reserve online. All rooms face a certain direction toward the mountains, but not toward the water.
During our stay, the gym was not available. And the location is surrounded by luxury brands, not by the station or markets for food.

The city view room has a view of the town. The interior is similar to other rooms. It is more convenient to take an outdoor hot spring on the same floor, but you need to go to the lobby on the first floor to get the key. The hotel facilities are user-friendly. The staff are very nice. It is worth coming to Arima. A wonderful memory
There was a small dry blood stain and a hair on the pillow when we first went into our room. The hotel is dated but the service was great. Breakfast was good also.
The hotel look a bit old but everything were fine

Hands down best stay so far during my 15 days in Japan and the service is really immaculate. I've been to Japan on several solo trips and this is easily one of the most memorable hotels. The staff are really nice and the hotel room view is incredible. The room they upgraded me to speaks for itself, beautiful bathroom and really good amenities. Although the hotel is situated off the mainland, there is a portliner rail service and also a complementary shuttle service to two of the main stations in Kobe city area. Really value for money.

GGuest UserThe hotel is close to the mountain, but there is a driver who can pick you up. The driver is very nice and can speak a little Chinese, so there is no communication barrier. When you check in, someone will explain to you and arrange a private bath reservation. You can choose two different styles. It is recommended to experience both. The reservation was inclusive of food and accommodation, so dinner and breakfast were solved in the hotel. The food quality was very good, a little amazing, the environment and service were also very good and warm. I hope I can come with my baby next time^_^

TTan SH DennisDormy has been a fave of mine. The last time I patronise Dormy was 2023. I have since moved on to Nono. My recent visit to Dormy, Kobe was a by default due to the absence of Nono. Moreover, its Onsen is well designed and the better than most hotels in Kobe.
Areas Dormy should improve on:
1. Overcrowded breakfast experience. Some kind of timing or queue sequencing (like Nono) should be in place.
2. Food quality has dropped! Prawn tempura and katsu are with minimal meat and mostly flour! Fruits and salad are so low in selections and quality.
3. Seating management was overwhelmed by tour groups. This also made breakfast experience lousy!
Either specify timing for tour group breakfast or extend breakfast timing to ensure better spread of guests.
4. Low quality F&B: Rice was cooked in the most non-Japanese way! Staffs were unenthusiastic. Food decoration also sloppy! The 前菜 look unappertising!
5. Amenities area adjacent to the bath. Rethink how to ensure the cleanliness and safety. The place is very often overflowing with ice cubes and used paper cups ; and wet floor near the machines.
Trip.com provides good discount. It is time to segregate offerings based on level of privacy and comfort; and Hotels that take on tour-groups and non Tour-group. This will great help in hotel choice-making.
AAriel Kenneth AmpolThe basics done right. This is what Sotetsu Fresa Inn Sannomiya does well. It's a fantastic location less than 5 minutes away from Sannomiya Station, which is the heart of transportation in Kobe. The facilities are basic, but done really well. The beds are comfy and the water is indeed soft. I enjoyed my stay.

GGuest UserDidn't realized it will be on top of a hill. We got delayed on our train from Kansai, hence arrived a bit late to Arima, tried to call for shuttle but was unsuccessful hence we run up the hill which we thought was just a small distance, but it was much, we've finally arrived to the hotel at 7:30pm a bit earlier than their published latest check in time of 8:00pm. We were told dinner won't be serve after 7pm, we rushed all the way for nothing. They should have also published that on the website to avoid people like us planning a trip to Arima to experience aside from the onsen but also for the traditional Japanese meals. Anyway, after negotiation they did served us the dinner and it was tasty and sumptuous.
Aside from the small issue about the dinner, this place is clean & quiet, staffs were very nice and attentive, the onsen are relaxing and we got a very good night sleep.
Will still recommend this hotel, but remember to tell them about your arrival time and book the shuttle bus.

CCookie118Location is really good 5 - 10 minute walk from the train station (sannomiya) and ikuta jinja. Their is also a matusya right next to the hotel that is 24 hour, so it is perfectly for breakfast and dinner. There is also a lawsons 30 seconds away which is very convenient. The room was very clean and the amenities were very good too. The staff at the front desk also spoke some English, which made the check-in and check-out much easier, plus it was 24h too. I didn't have any issues but if you do the staff will be able to help you.

Meals are between 350 and 600 per person, which is pretty good. Breakfast is more than 100 per person, which is quite cost-effective.
The front desk can communicate in English or a translator depending on the personnel situation, and the service attitude is very good.
There was a foreign waiter in the restaurant who said he was learning English, but his English was actually very good.
There were no reviews when booking, so it was a successful adventure.

Cching kitThe shuttle bus is only a one-way inconvenience. It is very convenient to go to the cable car station. There is no milk in the vending machine, but there is beer. Free dandan noodles are provided for midnight snacks. The room is large and comfortable, but there is no bathing facility. The hot spring is comfortable and has a historical introduction.

The location is convenient and the environment is OK.
The restaurant is relatively small and it is a bit difficult to find a seat when there are many people in the morning.
KkarekarekareBook a female dorm room for 4 people, but I was alone so have the room for myself. The bed is futon style, a thin foam and then the futon mattress itself. We get a new white sheet upon check in. There's a thin full body mirror, small rack for suitcases and personal belongings, but if you need to, there's also safe box near staff room. The female dorm room is on the 2nd floor, next to the shared kitchen so you can kinda hear other guests cooking or working on their laptop with the wifi. You can have your coffe, tea, cup ramen and even light cooking is allowed as they provided the pans, and also some seasonings. The sink and the toilet is next to it, hairdryers are available and the toilet has bidet seat.
The shower room are on the b1f floor, which a little bit of hassle because you have to pass the staff room everytime. You can wash & dry you clothes too in the utility room next to it, but I dont know if they charge or not. Another kitchen and TV room is also here. Rental towels, bath robe, one time use shaver are also available.
Over all a pleasant place if you only looking to for a place to sleep, and wash your self. It's 5 minutes walk from Oishi station. There's a small river near too which also a nice place for a small walk.
