This was pretty much average across-the-board what I would expect at a TownePlace suites. The breakfast was good, although not very healthy. The fruit was what appeared to be canned slices of pineapple. There was also slices of American cheese. Luckily, I only needed a couple of hard-boiled eggs and I was good. I am happy to report that I did receive a digital key, but then I had to ask for my Titanium water upon arrival. I was surprised that the only water they had available was for purchase, along with a $2.50 powdered flavor packet. Very odd, I’ve never seen this at another Marriott branded property. The staff was generally friendly, I asked for a refresh of my room both on Tuesday and Wednesday, since I had been cooking in the room, I wanted the garbage to be taken out, etc. I did not receive a refresh, or any housekeeping engagement during my three nights day. The very salient outlier for me was there linens. You will see in the attached photographs, that immediately upon my arrival in the room, the bedspreads looked as as though they had been sat upon, nothing was tucked in, as I would traditionally see a very tight and taught top cover on a bed at any Marriott property. Upon inspection of the sheets, they did appear to be clean and freshly laundered, the housekeeper just needs a lesson on how to make a bed at a Marriott property. Not to continue to pile on, but my biggest complaint were the towels in the bathroom. The bath towels were thin andthread bar. I had nicer towels in my high school locker room than what we were at this property.

We have a large family and like to stay in places with kitchens. This place had ample space for our family, and while the kitchen is not well equipped, it served its purpose. The staff at the front desk and the ladies who took care of breakfast were fantastic. Friendly, accommodating, and kept everything very clean and organized. The reason I can’t give five stars is because the long term guest in the room next door smoked enough pot to likely make the entire floor high. It was so bad that we had to put a towel under the door and keep the fans on in all of the rooms. It was disgusting and a complaint had already been made earlier in the week. The hotel is supposed to be non smoking.

This would have been a wonderful hotel in 1999. In 2024, not so much The pictures are accurate if the rooms were not so beat up. Painted in yellow with a green accent. We booked a 2 bedroom suite for 4 people to stay for a wedding party. There is one bathroom, smallest ever where you cannot even close the door from the toilet to the sink if someone is there. Shower curtain does not hang properly so the floor is soaked, and with only two sets of towels, one is used to try to mop up the water. The sink is very small with hardly any room to set anything down. The bed in each room is a double, and the only hanging mirrors are in the bathroom and hall. No full length, which is an issue with 4 people trying to dress for a wedding. The carpet and furniture are in bad shape, that that sofa pull out in the living room is horrible (twin sized). Worst was the 1999 plugs, lamps and phones. No way to plug in a charger or laptop without having the plug to plug it into the walls. Even Holiday Inn budget motels have these on the lamps. It looked great from the outside, but the desk was either not staffed or had 3 people there, including staff who brought their small children in to run around. So not worth the cost. Def not a real two bedroom suite!

One of our favorite Marriott properties. Everything about the hotel made our experience just perfect, from the cleanliness of the room, the clean pool, the ample breakfasts, BUT especially the friendly staff that truly made us feel at home. Highly recommended for your next stay. Very convenient to everything you'll ever need in Overland Park, including the best restaurants, activities, and stories.

I really hoped Marriott would send me a survey for this one so I could add it to the ones on the site. I spent over a month here, and will be returning after my time abroad. I LOVE this hotel. I live in hotels year round, so I'm a decent judge of hotels from fancy to everyday extended stay. Obviously, the basics such as a clean kitchen and bathroom, and a comfortable bed are a given (and all present here). But what you don't always find, even with a luxury price tag is the absolutely exceptional customer service and care present at this TownePlace. Lacy and Nikia are the reason I came when I did. I had a reservation later in the year, but a sudden change due to an unexpected situation had me walking in off the street, meeting these two customer-facing brilliant and hospitable agents. They smiled, helped, worked with me, and were not just able to get me booked at the rate I needed, but also did it patiently and like they enjoyed their jobs. What a pleasure! It's clear why they do enjoy their jobs: I would later not only interact further with them, but with the other managers, sales director, and housekeeping staff. Everyone here is absolutely top notch! Johana, Kim, and GM Christine, plus the awesome housekeeping staff, all made it a pleasure to be there. I was not treated just some random customer with cash who didn't matter. They treat guests as people who are valued, and hat does matter. I would often return from getting groceries and run into Nikia who would immediately ask if I needed help. Sometimes I would be checking something at the front desk and Christine would walk by, not realizing Lacy was in the process of helping me, and immediately ask if I needed help. Everyone was always willing to help, answer questions, whatever. I don't know about you, but more often than not these days, it seems this is the opposite of the norm in many places. It's almost like we have to choose between friendliness or expertise; here both come with the package. The only "issue" I had was that as a remote worker, as well as a (very late) night owl, I work some odd hours, and this hotel is popular (for obvious reasons). The hotel is pretty quiet (much more so than many places I have lived, and in an extremely quiet neighborhood as well), but with my hours, I realized I probably needed to be more toward the end of a hall and out of the way if possible because I was working at midnight or 1 a.m. when people were exiting the elevator and having normal chatter back and forth after events. This is not unusual, of course. Yet when I popped downstairs to ask if I could relocate my stay to an area at the end of a hall, the GM, Christine, happened to be on duty, and she didn't blink twice. She moved me, and that solved it. Look, it's a TownePlace, so of course, it's not going to have 600 thread count sheets and down comforters. You're at an extended stay hotel, not the JW in Rio has or the host of Marriott 5-star resorts in Spain. In return, you are getting a

This place shouldn’t have the Marriott name associated with it. The only thing I can say positive is everyone was super nice. But-they didn’t follow through with anything. We were there 9 days-asked for our room to be vacuumed at least 6 times during that stay. Nope. Not once. We took out our own trash and replaced our own towels. They were obviously overwhelmed but I would have vacuumed my own room if I had found the vacuum. The super awesome lady that fixed breakfast every day was incredible! I won’t stay or recommend you stay here again.

Driving onto the property felt wonderful. I was impressed by the stone work and lake out back. I was a little concerned when I noticed the foyer hadn't been vacuumed. The room has a foul odor and needs to be painted and cleaned. Service was nice about it but I regretted booking this room. Miserable the whole stay.

School trip! Rooms were clean, well decorated, spacious, have a ton of storage and everything needed for weeks on end. A full kitchen capable of cooking simple meals from scratch. Cool TV setup to watch anywhere in the room. Very comfy bed. Building is centrally located, well kept and stylish. They even have a BBQ set for grilling. All for a very affordable price. Last was the staff: super helpful, friendly and personable. Thank you!
