11 of us went for Xmas dinner sitting was at 1.30 and we were finished by 2.20pm.soup was cold.sirloin steak was just bits of roast beef.main meal was like a dogs dinner.presentation skills a joke and very small portions.It cost me nearly a grand for this.i would be changing the chef it was a disgrace.

Handy location near city bypass which was dog friendly and in a lovely building with friendly staff but unfortunately that’s where the positives ended for us. The room was very dirty, the windows damp and mouldy. The bathroom is possibly the dirtiest we’ve stayed in - unknown brown marks (!) on side of toilet, mouldy shower, dust everywhere, stained lino which was collapsed and damaged underneath, marks on bath panel and walls , everywhere we looked it needed a deep clean. The bedding was stained, the sheet so thin we actually thought it was missing at first. The bed was hard and uncomfortable and the room dusty. Such a shame as the decor was lovely and looked new but it was so poorly cleaned and maintained. The communal areas were filthy, in particular the carpets which were covered in bits of food etc and stained. Upon arrival at half 7 we were told the Restaurant was already closed and the bar closed at 8pm. The staff then all appeared to leave the building, meaning there was no one around at all and we felt rather uncomfortable knowing we were alone at the back of a labyrinth of rooms and no one around if there was an emergency. Breakfast was ok and cooked to order however poor selection - no fresh fruit, yoghurt etc Staff were friendly however it was just so let down by everything else that we definitely would not stay again

Room 5 - Stayed over 10th-11th of September 24. On arrival both heavy doors to the front are closed and no assistance… two women sat behind reception didn’t even stand up to welcome us or greet us with a smiley hello! Instantly felt unwelcome. The woman went through everything really quickly, no offer to help us up the stairs with bags (we are happy to lift our own but an offer would be nice) HOTEL ROOM - we booked a double and were given two single beds. My husband went to reception to ask to change and were told to push the beds together (again no big deal these things happen)… hotel room was filthy! Lamps look all bashed and dirty, skirtings coated in dust, the shower tray was covered in black mould!! Then I noticed the window!! The rotting wooden window was litterally coated in black mould, we knew there would be zero point telling the two unbothered receptionists. Also towels provided were ripped and covered in bleach stains! Pillows flat and the room was freezing cold!! Thankfully we were out of the room most of the night. We went down for breakfast to be handed a menu that was covered in stains that could easily have been wiped off. Also a pot of warm milk on the table. We chose not to eat! On check out we politely mentioned the mould , the response “oh I’ll tell them” no sorry, I notice other reviews mentioning the mould so I’m disappointed she acted surprised and offered no apologies. We felt rather than stand and complain we wanted out of there asap. I won’t be returning! I have a very large social media following as an influencer so debating to do a review on it. I wouldn’t recommend. £110 paid which I hope they purchase towels and bathroom spray with. Or refund us! Polite welcoming customer service is free. I hope someone who cares takes over this lovely building, renovates and highers polite staff, who look happy to be there and who are welcoming and care about their appearance when being client facing! Dont be fooled by the attractive photos, this place is so dirty, I have never seen a floor covered in so many bits, restaurant, reception, stairs totally disgusting. The floor in the bedroom was sticky, the bedroom also smelt of cigarettes. Mould round windows, dirty bathroom we were meant to stop 2 nights just stayed the 1. It is such a shame as the building is beautiful and the decor is lovely, (would be if it was clean), new carpet, regular and deep cleaning and some tlc and a lick of paint would make this place lovely. Staff were nice but it didn’t make up for feeling dirty the whole time we were there.

We've just left The Stair Arms today. Twenty mins or so from the Park and Ride but with The Fringe and Tattoo on it was less hassle to get the tram. Lovely and plentiful breakfasts, friendly and helpful staff, a decent size room with comfy beds. Sure there were small things, like the squeaky door hinges, the wobbly knob on the stair rail and looking out onto the road while in the 'smallest room' but for the price we paid it really didn't matter. Would we return? Of course we would.

A lovely hotel run by a very friendly family & staff. 20min out of Edinburgh but well worth the drive in & out. We had a delicious dinner & lovely breakfast. Family ammenities are great for travelling with older or younger children! Thank you…..happy to recommend ☺️

Superb service from start to Finish we had a small wedding here and everything was superb the staff were excellent and thoughtful the meal was superb and the Small room set up lovely got to thank Pauline who helped us from start to finish with everthing couldn't ask for anythimg more Thankyou

The unfortunate thing about reviews is that when it is excellent, you usually don't leave a review, and only those with a gripe or a moan leave a review. I have been here twice, on both occasions, with friends for an afternoon meal. On both occasions, the food was excellent. Today, they had a very large wedding to contend with along with the restaurant. Food I would give 5 stars and service was to a high standard, albeit a little bit slower than normal, which I expected as they did have a wedding to deal with. I would highly recommend this family-run hotel for any occasion and you will never be let down. Remember not every happy customer with leave a review, which is a shame.
