1. very quiet location, 2. very well maintained, 3. extremely nice and attentive landlord, 4. clean and tastefully furnished 5. great overall system, consisting of several buildings

very nice apartment, very clean, friendly landlord, great facilities, great pool mosquito nets on the bedroom windows would be the non-plus- ultra.
