Rostrevor is an area of outstanding beauty on Carlingford Lough. With views across the Mourne mountains and Cooley peninsula. Water Cottage is situated in the village beside the Fairy glen. The cottage dates from the 1700's with south facing landscaped rear walled garden with beautiful mountain and church views. Newly modernised and extended to a high standard. The cottage offers spacious luxury accommodation and is a quiet idilic retreat a 2 min walk from the bars, restaurants and coffee shops. The space The Cottage dates back to the 1700's and was originally a tavern for the labourers to live in. The house belonged originally to the Kilbroney estate. The Cottage has been modernised and updated to provide a spacious but cosy luxurious living space to relax and chill. It has 4 double bedrooms including a family bedroom, 3 bathrooms with all mod cons and is situated in the centre of the Village close to the Fairy Glen in an area of outstanding beauty. When you come to Rostrevor you just keep Coming back again and again! I hope you enjoy your stay in this special and much loved property. Guest access The property has 3 double bedrooms one with a king size bed and 2 rooms with double beds. In addition there is a 4th bedroom which is a family room with a double bed and 2 single beds that sleeps up to 4 people. In total the property sleeps a maximum of 10 guests. It is vital when guests book the property they clearly state how many guests are staying to facilitate bed linen, towels etc. The house includes the following: Two reception rooms; 3 bathrooms; Kitchen dinning areas; Utility room with washer/dryer Gardens front and rear. Other things to note House rules. No pets allowed. No smoking inside the Cottage. Expectation is that the Cottage is left in good order. There is no requirement for guests to strip bedding. Communication and transparency is very important to me so any difficulties that arise please let me know so we can sort out at an early stage. Honesty when booking is expected in terms of the number of guests staying. Bedrooms not booked will not be accessible. Strictly no parties, stag or hen events allowed or use of candles at the property. Refuge bins are kept out side the rear of the property. Blue bin for cardboard plastic containers and tins. General refuge goes into the black bins and food and garden waste in the Brown bin. Refuge collection is every Friday. Always secure windows and doors prior to leaving the Cottage. Wifi code is in the app for guests convenience. There is externally remote lighting in the rear garden operated via a remote control kept on the glass cabinet in the rear reception room. There is a downstairs utility room with washing machine and tumble dryer for guests use. Please remove any foods from fridge or freezer prior to leaving. There are two wood burning stoves in the property these are available to use in winter time (logs provided) please use kiln dried wood for burning only should you wish to buy additional logs. Any other fuels will damage the stoves. There is under floor heating in the large rear reception area, utility and downstairs shower room. This is operated via the thermostat on the rear reception room wall. The main house heating system is operated from the front reception room time clock. 1 is ground floor zone and 2 upstairs zone. You can press these once for 1 hour twice for 2 hours and thrice for 3 hours this will ensure guests are warm the temperature can be controlled by the separate thermostat below the time clock in the front reception room and in the rear upstairs bedroom for upstairs.About pets:No pets allowed.About checkOut:Check out before 11:00 AM.About children:Children allowed: ages 0-17.About checkIn:Check in after 4:00 PM.About smoking:Smoking is not permitted.About minBookingAge:Minimum age to rent: 18.About events:No events allowed.

We were a group of five cyclists and the house was perfect for us.Paul's communications were excellent.The house was immaculately clean and well equipped.We made good use of the lovely area out back due to the warm sunny weather.Rostrevor is lovely with some splendid pubs and restaurants and the house is very central to them as well as being just around the corner from The Fairy Glen riverside walk and Kilbroney park.

Lovely Cottage The size of this property is very deceptive from the outside but it has so much space. Lovely open plan kitchen/diner plus living room area and downstairs shower room plus utility. There is also another smaller living room with stairs to four bedrooms which are all adequately sized plus two bathrooms.. Parking although on the street wasn't a problem even with two large cars, we only had a problem on one evening. A few more tea towels, sponge and bin bags would have been great. The oven took a while to heat up and more baking trays would be useful. Hooks on the back of doors would be an idea as no where to hang coats or towels. All in all a great place to stay, convenient for visiting family nearby, great access to pubs and restaurants and Kilbroney Park. We would definitely stay again

Ireland tour We travelled home from Australia to Ireland to celebrate our fathers 80th (he us originally from Ireland). We have been travelling around Ireland staying in various places. We arranged the party for Rostrevor fir 13 July and we had family and friends coming in from everywhere across the world and UK. Paul was amazing pre stay answering a load of questions many unrelated to his house ! This allowed us to plan the whole week in Rostrevor for everyone. We stayed in the house with three other couples and our teenage daughter. The house was beautiful both in location and content. It is finished to a high spec throughout and with three excellent bathrooms the usual tensions (we rent houses a lot!!) sharing ablutions were nil. Our only regret is we couldn’t stay longer. Thank you Paul for making this very significant event in our family very special.
