Welcome to The CubHouse! This spacious retreat is nestled on a private corner within the community of Massanutten Resort. Home features a stocked kitchen, memory foam mattresses, balcony, patio, pool table, ping pong, and hot tub. There is access to year-round indoor/outdoor Massanutten amenities: community pool (additional fee w/pass), tennis courts, etc. Home is minutes away from slopes, waterpark, golfing, zip-lining, fishing, trails, Shenandoah Park, Skyline Drive, & JMU.The CubHouse has 2 levels. The main level features a large living room with a comfortable sectional couch, electric fireplace, 55” smart TV, kitchen, balcony with seating, large 10-seat dining table for family dinners and game nights, and 3 bedrooms/2 bathrooms. The primary bedroom has a queen bed, 43” smart TV, dresser, office desk, walk-in closet, and ensuite bathroom. Additional bedrooms include queen beds, dressers, and brand new 43” smart TVs.The lower level features 2 bedrooms, 1 full bathroom, and a family room with a ping-pong table, 50” smart tv, dining table set, full-size washer/dryer, microwave, and giant bean bag. The garage features a pool table and an electric fireplace.There are 3 full bathrooms with shower/tub combos, one is in the primary bedroom and two are split between upstairs and downstairs common areas. Body towels, hand towels, bathmats, and hairdryers are provided.The patio is accessible from the family room on the lower level and comes complete with patio furniture for outdoor lounging, a gas grill, and a 4-person hot tub.There is plenty of parking in front of the house (2 cars), side patio driveway (4-5 cars), or even in the resort. Depending on size, we can accommodate 6-7 vehicles. Parking on the street is not permitted per resort HOA.Guests should park on the driveway in front of the house to access the code-accessed front door. Additional parking is available around the corner, near the garage and outdoor patio area. It is on a decline and can be difficult to see at night. There are short-term rentals in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, or owners of second homes enjoying their retreat. Please respect their privacy and property rights, along with those of other guests in our private residential community.- Noise that is unreasonable in the judgment of MPOA or its designated agent is prohibited at any time. Quiet Hours are between 10 P.M. and 7 A.M.- All tires must be off the roadway. DO NOT BLOCK FIRE HYDRANTS! Our private neighborhood roads are "highways" for law enforcement purposes per Rockingham County ordinance- Do not park adjacent to any other homes or lots unless this home's owner or property manager has told you he has explicit permission for you to do so. Parking rules violators may be subject to having their vehicles towed.- If you cannot park all your vehicles on this property or on the adjoining shoulder of the road, overflow parking is available at: the MPOA Owners' Swimming Pool parking lot at 4007 Peak Drive- NOTE: Buses, campers and RVs may not be parked at houses or along neighborhood roads. With prior MPOA approval they may be parked in the overflow lot during your stay.- You are in an area that is at risk for wildfire! NEVER leave any outdoor fire unattended.- Open containers of alcohol are prohibited on any road or common area.- Pets are not allowed to run at large. They must be leashed at all times when off this property. Pet owners are required to clean up after their pets.- DO NOT place trash anywhere outside the house, including on screened porches. With 6 bedrooms (5 conforming), the house sleeps 14 comfortably (without even using sofas)! Relax in the hot tub or outdoor sauna, then enjoy a meal at the oversized outdoor table or sip wine around the firepit. Inside you'll love the open floor plan and large kitchen. Downstairs is a second living room and separate game room with foosball, and arcade game. JMU and everything else in Harrisonburg is 20 minutes away, and there are several breweries, wineries, and restaurants within 15-20 minutes of the house.Other things to note- DreamVale Chalet is pet friendly! We allow up to 4 pets with a $100 pet fee (total, not per pet or per night).- Massanutten offers hiking, skiing, snowboarding, tubing, swimming, dining, spa, ropes course / zip line, golfing, go carts, mini golf, and much more.- There is a flat, circular driveway that can fit 3-4 vehicles, plus 2 more parking spaces right in front of the house along the street- Wifi is fast with a strong signal throughout the house and decks. Please disconnect the hose when done, especially in cold weather when it could freeze.- Always put the cover on the hot tub when not in use - this keeps the hot tub warm & filled with water. Using the plastic clips helps keep it from blowing off.- For safety reasons, please don’t add chemicals to the hot tub yourself. If the water looks murky or has a smell, let us know, and we'll have our hot tub expert come by to treat it.- Do not drain the hot tub.- There's no need to turn off the hot tub. Only use appliances for their intended use & follow the instructions & guidance provided in the Welcome Guide. 10. STORMS: If there is a storm or named hurricane, no refunds will be given. If a mandatory evacuation order is issued, guests will be asked to leave the premises at such time that the mandatory evacuation is set to take place. OCCUPANCY: Occupancy is limited to 2 persons per bedroom plus no more than 2 persons in the lower level sleeping nook unless otherwise authorized by the owner for up to 4 persons prior to booking. If occupancy limit is determined to be broken, a surcharge fee of $295 per additional guest over the occupancy limit will be charged. 12. OUTDOOR FIRES: This is high wildfire risk area therefore open fires & unattended fires are prohibited. FIRE PIT usage is prohibited during quiet hours, 10pm-7am: Under no circumstance, should a fire be created in the fire pit without the use of the Base & Spark Screen nor left unattended while a fire is active or smoldering. GARBAGE & TRASH: Do not place garbage or trash outside, including screened-in porches, decks or car ports. Garbage & trash attract wildlife, which could endanger you & damage the property.All garbage & trash is disposed of into trash bags, placed within the animal resistant trash bin, & with the lid securely closed. Excess garbage & trash, where the trash bin lid cannot be closed securely, must be take the Massanutten Property Owner’s Association Community Trash dumpster located at 4007 Peak Dr., Massanutten, VA 22840. If there is loose garbage &/or trash within the trash bin, a surcharge fee of $35 will be charged to the guest. 14. CHECK-OUT: Late check-outs cannot be accommodated due to the time conflicts of our cleaners servicing many other properties. If determined that check-out is after 10:00am, a surcharge of $70 will be charged to the guest for every hour after 10:00am that check-out does not occur.15: NOISE: Noise that is unreasonable in the judgement of MPOA or its designated agent is prohibited at any time.
