Things to Know
A subdivision-wide asphalt driveway resurfacing project from June 6-July 30, 2025. Construction will take place Monday - Friday, between 8:00 AM and 6:00 PM.

- The property shall not be used by more than the number of adults and children listed in your reservation.

- If early check-in is available for your reservation, you will be notified by 9 a.m. on the morning of your arrival by email. Late check-out is offered whenever possible for a small fee.
- No smoking of any kind is permitted anywhere on the premises.
- No commercial photography or filming is permitted on the property. Tents or other structures may not be erected.
- Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy.
- Due to local laws, regulations, or Homeowner Association rules, guests may be required to agree to additional terms of service. A signed paper contract is required to be completed and returned to Vacasa.

RULES & REGULATIONS FOR
SHORT-TERM RENTERS

PLEASE READ THESE RULES & REGULATIONS CAREFULLY. THEIR PURPOSE IS TO MAINTAIN
TETON SHADOWS AS A SAFE AND PEACEFUL RESIDENTIAL AREA. PLEASE REMEMBER THAT
THIS IS NOT A RESORT. OTHER UNITS ARE OCCUPIED BY PERMANENT RESIDENTS, SO
PLEASE RESPECT THEIR RIGHT TO THE QUIET ENJOYMENT OF THEIR PROPERTY.
VIOLATION OF ANY OF THESE RULES MAY RESULT IN FINES BEING ASSESSED AGAINST YOU
AND/OR THE OWNER OF THE UNIT. REPEATED VIOLATIONS MAY RESULT IN EVICTION AND/OR
REFUSAL TO RENT TO YOU IN THE FUTURE.
RENTERS ARE RESPONSIBLE FOR THEIR BEHAVIOR
Renters are responsible for their behavior and that of their children.
Renters should refrain from trespassing onto the JH Golf and Tennis Resort property and
neighboring private properties. All signs in the neighborhood that restrict access to property are to
be respected.
VEHICLES ON THE LAWN ARE PROHIBITED
Driving, riding or parking on lawns is prohibited; it can cause damage to the lawn and sprinkler
system. Motorized vehicles, motorcycles, bicycles, and trailers must remain on paved road
surfaces.
NO HAZARDOUS MATERIALS & FIREWORKS
No Renter shall use, store or permit to be brought into the Units any flammable oils
or fluids such as gasoline, kerosene, naphtha, benzene, etc. or other explosives or
articles deemed to be hazardous to life, limb or property.
Fireworks are prohibited within the condominium complex. Teton County
prohibits fireworks.
NUISANCE; DISTURBANCE OF OTHER RESIDENTS IS PROHIBITED
No Renter shall make or permit any excessive noise or unruly conduct in the
General or Limited Common Areas that disturbs or annoys other occupants of any
of the Units in the complex, nor permit anythingto be done which will interfere with
the rights, comfort, or convenience of other Owners, Guests, or Renters.
The use of Common Areas behind units should be restricted to the area directly
behind the rental unit and should not interfere with neighboring occupants’ use or
enjoyment of their units. As an example, setting up a volley ball or badminton net
behind the rental unit is not acceptable, as it would involve use of the lawn area
behind neighboring units.
Cigarette, cigar or e-cigarette smoke, or the like is prohibited within 60 feet of the
exterior of a Unit.
Renters shall avoid making noise on the outside of their Units after 9 p.m. and
before 9 a.m.
PARKING
Operable Automobile Vehicles, Trucks (less than one ton) or Vans
No vehicle belonging to a Renter shall be parked in such a manner as to impede or
prevent ready access to another unit's garage or condominium entryway.
No RV, trailer or boat is permitted to be stored or parked at Teton Shadows.
Parallel parking along the green space is not permitted.
No car repairs, including oil change or other fluids servicing, is permitted on the
paved parking areas, road surfaces, or anywhere in the general common areas.
In addition to possible fines, Owners, Guests and Renters may be responsible for
towing expenses to remove a vehicle found in violation of the parking rules.
PETS PROHIBITED
Short-term Renters and their Guests are not permitted to have any pets in the
condominium units, walkways or Common Areas. Short-term Renters and their
Guests may not leave a pet in a parked vehicle day or night. Short-term Renters
and Owners who are found in violation of this rule may be fined for each day and for
each pet.
FIREPLACES/GRILLS
Propane gas fireplaces are not permitted. Renters should make certain that the
chimney damper is OPEN before starting a fire in the fireplace. Ashes or burnt logs
should not be disposed of outside the unit. All ashes should be COLD prior to
disposal and then placed in a safe container. Portable grills should be located well
away from combustible objects when grilling outside. Outdoor, portable fire pits
(chiminea) are not allowed.
STORAGE OUTSIDE
The General Common Area adjacent to a Unit (for example, the driveway or the
central green space) or the Limited Common Area of a Unit (for example, a deck) is
not to be used as a storage area for items such as canoes, kayaks, rafts, trailers, or
similar type items.
TRASH & CLEANLINESS
Renters shall assist in maintaining all general and limited common areas free of
litter and debris by disposing of trash in individual trash bins.
Household trash is to be bagged and placed in individual unit trash bins
pending scheduled pickup. Trash doors should be securely closed.
Littering or leaving toys or personal items in the General Common Areas is not
permitted.
Renters shall keep the unit and related items in the Limited Common Areas in a
good state of preservation and cleanliness. Limited Common Areas include
driveways, sidewalks, balconies, patios, front/back decks, front porches, and areas
between front porches and wood boxes.
Recycling
Teton Shadows encourages recycling. Recycling instructions are posted inside the
trash bin of each unit. Renters are encouraged to separate items for recycling as
per instructions.
FEEDING OF WILDLIFE IS PROHIBITED BY ORDINANCE
Feeding wildlife is prohibited in the complex. Wildlife such as moose, mule deer,
fox, coyote, elk and an occasional bear frequent the complex in winter and spring.
Teton County ordinances prohibit citizens from feeding wildlife on private lands.
FINES FOR FAILURE TO FOLLOW RULES & REGULATIONS
Where a Section of these Rules and Regulations permits assessment of a fine, fines up to $500
per incident or occurrence may be assessed against Owners. Fines are at the discretion of the
Management Committee.
