Check-in was super smooth as the counter was right next to the lift lobby to go up to the apartment. The apartment was well furnished in the kitchen, TV had Netflix and spotify. The location was good for us because my group went diving so it was a short walk to the pier where all the boats/tours are. Furthermore, it's only a short cheap cab ride away to the city center (<10 mins ride). One thing to note is that the complex is near a highway and there was one night where it was noisy due to motorbikes. The apartment complex had a lot of restaurants and a couple of convenience stores that would suffice. While I did not use any of the complex facilities like the swimming pool or gym, the pool did not look the cleanest and there were construction nearby the pool. Overall, it was a pleasant stay nonetheless.

Excellent! It's right next to the pier and very close to Suria Sabah shopping mall and Gaya Street. With beautiful sea views from the window, the setting is lovely. The check-in guide was detailed, and the owner couple and Miss ST were all incredibly friendly. We checked in past midnight, and they thoughtfully left a light on for us in the living room. Throughout our stay, and even after we checked out and moved to another hotel, any questions we had were answered instantly. The private guide and instructor they recommended was absolutely fantastic. He was attentive and considerate, very witty and even performed some magic tricks. His photography skills were exceptional! (Please remember to pass on my compliments to him!)
The smartest decision I made on this trip to Semporna was choosing Bean House. We stayed there for all three nights, having booked two months in advance. How lucky were we to stumble upon such an amazing guesthouse and owners!!! I saw many recommendations for Bean House on Xiaohongshu, and usually, there are comments warning against 'influencer traps,' but with Bean House, there were none – only glowing reviews. So I booked it right away! After all, safety is paramount for two girls traveling alone, and Bean House truly made us feel secure.
The hotel facilities are top-notch, as expected. Having just opened in 2025, everything is meticulously maintained. The rooms are clean and spacious, and even the power outlets are standard Chinese ones, so no need for UK adapters. The Xiaomi appliances were very convenient to use. There were also mosquito repellent lamps and drying racks outside the room, which were incredibly thoughtful. I chatted with the owners, two uncles, by chance and learned that they started this venture together as a sort of semi-retirement project (though they're clearly too busy to be retired now!). Uncle Bean is in charge of bookings and operations, which is quite a lot of work! The overall operating cost for a guesthouse, especially one with a pool, is very high. They ensure the water quality is up to standard and even have dedicated staff as safety officers for the kids – truly commendable!
The guesthouse offers a shuttle service to the pier every morning; just confirm with the owner beforehand. They can also provide round-trip transport to town for meals, though we ended up eating all three meals at the guesthouse. Their creamy prawns, fried noodles, stir-fried rice noodles, and salted egg yolk squid were all incredibly delicious! You can also buy seafood and have them cook it for 25 RM/kg, which is cheaper and tastier than in town! The breakfast each day was also super hearty, with plenty of meat and vegetables to fill us up completely. The soda crackers were so good!
A huge thank you to all the staff and uncles at Bean House for providing us with such excellent service and environment. It truly felt like a safe and comfortable home. I want to recommend Bean House to the whole world!!!
Our trip to the Semporna flower fields was breathtaking! The scenery was a vibrant palette of colors, and every photo I took was an Instagram-worthy hit. The food was a real highlight, with freshly caught seafood dishes that were sweet, delicious, and uniquely flavorful, leaving us completely satisfied and happy. The accommodations were cozy and beautifully decorated, and falling asleep to the sound of insects was truly soothing. The staff were warm and attentive, meticulously planning everything from itinerary planning to dining recommendations. Even the kids had a blast! The value for money was fantastic, and I'll definitely be bringing friends back for a second visit!

The cleanliness of the room is acceptable. The facilities are okay. The location is very good. However, the door locks need to be improved because none of the rooms, including the ones behind the room, can't be locked.
Good, good, good, very good! I always thought that Semporna only had island hopping, sea resorts and town homestays. Unexpectedly, I never expected that I would live in a forest resort villa in Semporna, which was a large environment in minutes! I lived in the real nature in a second, the stilt wooden house unique to Malaysia, each room is large, clean, tidy and comfortable, and the boss said that all the best local mahogany materials in Malaysia were used! Speaking of the boss lady, I have to praise her! The boss lady is Chinese, enthusiastic, meticulous and meticulous! When you arrange your accommodation, you will set up a butler group dedicated to serving you, which will not only solve any problems for you, but also enthusiastically help you with eating, drinking and having fun in town, and help you arrange sea and other entertainment projects in town. More importantly, when you go out for island hopping, she will distribute a towel cape customized exclusively for the resort to each guest, which is quick-drying and sun-proof, so that you will not come back wet and cause a cold, meticulous and caring! When we checked in that day, we really had nothing to do in the afternoon, so the lady boss arranged a unique mangrove firefly tour for us! In this attraction, it is actually: free! Free! Free! Thank you very much to the lady boss for bringing us an unforgettable journey! Apartment is located right next to Imago Mall with a lot of food and retail outlets and along the Riverson Walk. Apartment is super clean and beds have thick mattress and are super comfortable. Apartment balcony has a stunning sunset view overseeing the Sutera Golf course. The host was very responsive to my family's requests including providing baby cot in the middle of night. Wonderful experience and will come back again.

GGuest UserIt was my first time to experience a water house. The slide went directly into the sea. It was very interesting.
Service: The hotel's arrangements are in place and they can help you solve any problems you have. We booked a charter boat for snorkeling for two people. The instructor is also very professional and will dive to the bottom of the sea to help you catch the fish from the bottom of the sea.
Facilities: As soon as I entered the room, I couldn't wait to experience the slide. At first, I was worried that I would sink into the sea if I slid down. There are life jackets at the front desk, so there is no need to worry.
Free dinner: The dishes are very rich, the chicken is very tender, the crabs are also very fresh, there is crab roe in it, you can’t get enough of the shrimps

The floor Is wooden and when people walks , there are lots of noise. So if you are expecting a good quiet rest, probably it's not a good place for you.
People get up very early to climb, so expect another of chatters.
In short, good place for hikers but not for thr ordinary people expecting a proper stay
HHanyudididiI came here with my friend to get a diving certificate. I stayed for several days. The price is affordable. It's really good. It's not luxurious, but clean and hygienic. It feels like a Japanese tatami. The bed is very soft and I slept very well. The most important thing is that it is located in the center of the town and it is very convenient to go anywhere. The boss lady is very nice. I consulted her for the itinerary and plan these days. If you are not here for a high-cost honeymoon, I recommend coming here to sleep comfortably for a few nights before you have the energy to go diving.

AAnonymous UserLike: The room is spacious and has a hot water dispenser, which is great. The kitchen can also be used for cooking. Netflix is provided, making it convenient for families to stay. Contacted the B&B and got a quick reply.
Areas for improvement: There is a dent in the mattress, the toilet seat, the liquid dispenser is loose, the air conditioner, and the hardware could be more ideal.
In summary: great value for money.

GGuest UserPros: spacious wooden lodge located right at the entrance of the kinabalu park with private parking. We sleep to the sound of the river and wake up to the chirping of the birds and insects. Lodge is very cosy and has 2 bedrooms with individual bathrooms. Friendly staff and attentive service throughout our stay. Convenient and stratetic location to enjoy the park to the fullest (orchid garden, butterfly farm, hiking, hot spring, canopy walk were all really fun). Breakfast was buffet style, simple but sufficient.
Cons: linens had some stains on them. No aircon in living room and the old fan was only spinning at the lowest speed even though we set it to full speed. It gets quite hot during noon time. Master bedroom fan and bathroom's hair dryer were not functioning. Curtains were not blackout type and room gets very bright as soon as sun comes out. Need to purchase separate tickets to go into the kanabalu park and the other activities inside.
Overall experience was good. Just hope management can do something about the faulty items because room rate isn't cheap and guests deserve to enjoy all amenities in perfect working condition to make the stay more enhoyable and memorable.

Please, put the normal knife in the kitchen. It is impossible to cut bread or peel the fruit.
And also there was an awful smell of sewage from the toilet in the morning.

However it lacks a refrigerator and when we first check in, was surprised no toiletries was supplied in spite of what was stated in the amenities list. Had to look for reception to collect body soup, toothbrushes but they have no hair shampoo.
Location was good, next to Imago, Kk market, eateries, next to a 24 laundry mart and reception was very helpful.
Would still recommend if looking for a clean, value for money room.

GGuest UserWhat I liked a lot: Well situated to visit main attractions in Sepilok: Sepilok Orang Utan Rehabilitation Centre/Sunbear centre/Rainforest Discovery Centre (RDC), free shuttle bus to the main attractions (09h-14h-16) which was really great. Also offer tours at reasonable prices e.g. Mangroves & Firefly Cruise (recommended). Free water dispenser.
To note: rooms are very basic (there is airco), we had some ants in the room, bathroom is outside. Breakfast was limited and minimal.
When we were there internet was not functional, luckily we had taken local simcard before with unlimited data so for us, this was not a big issue. Before coming to the hotel, I had sent a mail to have info about tours they offered, but never received a reply therefore I had booked tours with an agency which in the end was more expensive then when I would have it booked with Paganakan Dii Tropical Retreat. Possible to book tours on the spot (no need to reserve before coming) but I did not know this in advance.
