Quiet, clean, comfortable and within walking distance to all attractions. Family run by kind and helpful family. Bedroom was small with single bed, TV and coffee making facilities, all that I required while visiting Victoria Hospital..

Arrived and greeted very lovely. Room was perfect for us as a family of 4. Couple that owned it offered us some of their home made curry which we declined due to already have eaten out but what a nice thing to offer. Then they also offered to make us breakfast the morning of us leaving but we don't eat so early. Wish we would of accepted now. Rooms were clean and beds were comfy. Very good hospitality. Rooms are basic but everything you need for a stay in Blackpool. Thank you so much. Kirsty & family xxx

Cheap and cheerful. Staff where lovely. They we’re always present if you needed them. Don’t serve food or drinks but we didn’t mind that at all. Stayed with my sister as we went to Blackpool to visit a friend. Owner offered us a room with separate beds as we booked a double bed room but we were happy with what we booked but was nice to have the option. My motto is as long as it’s clean we are happy. It was definitely clean. Two doors on entrance which you get your own key for which we liked as it made us feel more secure as surrounding area did seam a little rough but owner assured us we were safe inside and it did feel so. My only negative is that the room walls were paper thin & we could hear every breath next door made…. I’ll not explain which kind…ha ha. Would definitely stay again if I came down for another weekend visiting the bars. Checked in quite late as travelled down from Newcastle late to avoid traffic and owner was fine with that. Nothing seamed too much of a ask.

Couldn’t ask for better hosts. Such a lovely family. Everywhere was spotless and the rooms have everything you need. We went for my sons 4th birthday in August and on his birthday morning they sang happy birthday to him on our way out then when we returned they had brought him gifts which their 2 young girls he made friends with gave him. Brilliant location couldn’t ask for more definitely returning in October

Not even sure where to start on this one We arrived at midday with husband , son and his girlfriend who was celebrating her 18th birthday. We walked in and paid and as we were walking up the stairs we were hit by a strong odour of curry. As soon as we walked into the room her allergies set off and she was itching. I'm not sure what triggered it but I'm assuming it was a cleaning product as it didn't look dirty. The wardrobe was very damp and musty smelling in both rooms. Our rooms were advertised with a sofa but it didn't have one ( falsely advertised) double en- suite rooms 10 and 11 We decided to go out for a few hrs and then see if we had the same problem when we came back in. We came back on about tea time and realised the problem which was triggering was still there and we had no other alternative but to check son and girlfriend into another hotel leaving one of our booked rooms completely unused. The hotel wouldn't give us a refund even though we didn't use the room at all. My husband and I decided to stay as we were using the room as a base and not in it for long and got changed and went out for the evening. We got back around midnight and tried to sleep. There is a water tanker in the room which burbs constantly approx every 20- 30 mins. After the 3rd burp I decided to go downstairs and complain to the owner. The lady took me back upstairs and showed me the empty room 9. This was a family room. Before I had said yes the man owner shouted something up in another language so I couldn't tell what he said and the lady shut and locked the door without one word to me and left me stood on the landing. At this point I decided to call chat on *********** to see if they could assist me with the problem. After talking through booking .com rung and spoke to the owners who told them there was not a boiler in the room( I then sent pictures over of the water tank) and said they could not assist with another room, even though I knew room 9 was empty. They told me I could leave if I wanted. EXACTLY WHERE WAS I SUPPOSE TO GO AT 1.30 IN THE MORNING ? I am 48 years old and was not prepared to wandee the streets of Blackpool at that time of night looking for accommodation . I was kept up all night with the water tank and at 6am we left . We asked for our money back but apparently its not policy to give a cancellation refund. I wasn't asking for that I paid for a room to sleep in which wasn't fit for purpose as the water tank kept me up all night. I found the owners very rude . Talking to each other in a different language so I couldn't tell what they were saying, calling me a liar and saying there was no water tank in room and not offering an alternative when I asked for one. Quick to take money but not help with a problem room. I have now read all the reviews on here and see their replies to people complaining are very rude and condescending. I expect they will reply to this review as badly. If you do decide to stop here please

I came from London during school holidays and I stayed with my three kids in the hotel. Nice place and owners and they were very helpful. Room was nicely decorated. My kids really enjoyed the stay in the hotel. I would definitely visit this place again!
