highly recommend. right next to the Haymarket Train station. You can see the entrace to the station from the front door. Super easy access using smart locks and very friendly people working in there. Very good coffee machine in the lounge and very clean place

Stay away. Self service, only one of us had access code to open doors. No personell means no one did any service during the four night. No luggage storage, one would save money by staying in a better hotel. Small double bed, and I woke up with a terrible back ache each morning due to extremly hard mattress. Tiny bathroom, no place to dry towels we had to use over.

I stayed here for 3 nights in “small single” room 9. I was a bit apprehensive after reading the reviews but I must say I was pleasantly surprised. It was not cheap but the price of hotels in central Edinburgh is extremely high. Location at Haymaket is perfect for tram arrival from the airport. Plenty of breakfast options nearby. The no staff set up is unusual but if you follow the email instructions properly access to the building and room are not a problem. The room was small and not serviced during my stay which requires you to be neat and tidy. Obviously keeps costs down. Plenty of storage space and very quiet with a view of gardens behind the property. The communal kitchen gives it a bit of a hostel feel.

An absolute cynical scam. There is no receptionist so no one can complain about things that are health and safety issues. Stay absolutely away from this please with a customer service who is not on site and can not do anything but, specially stay away from rooms 12, 13 and 14 the noise pollution coming from the water pump is just unbearable...honestly I will find my way to trigger an inspection of this rat hole ...

Don’t know how some of these reviews are so bad it’s been really great stay Great location for access to trams buses trains bars and restaurants the room is a premium room it has every thing you could want including hair dryers fridge kettle tea coffee the bath room is small but is adequate .. Clean through out no issues other than they could do with a toaster and a microwave in the shared kitchen Area Lounge area is grt for sitting in at night after a night out .. .. and plenty of towels .. toilet rolls all sitting here for you to help yourself .. always saw staff around in morning .. so any issues can be easily sorted .. the key code access to get in through the front door and your own room door can be a bit of a pain .. but if you ring bell there’s always someone around to open front door .. just takes a little getting used too All in all a grt stay and would highly recommend

This place is horrid. If I could give it 0 stars that would still be generous. The bed sheet is stained. The mug in the room is filthy. The shower is mouldy. There's no soap in the bathroom. I called them help line for some 2 hours ago but nothings turned up. It's hotter than hell. There a loud noise coming from outside the room every 20 seconds or so that sounds like a clapped out fridge. I can't work out how to lock the door from the outside (it's this weird electronic lock you unlock with a link from an email, no physical key), so I'll have to take all my stuff with me when I go out. Avoid this place like the plague ridden cesspit it is!

The rental was directly above a night club where they played music til 3am - this was never disclosed. And the music is LOUD! and they also don’t have shades to block out the early sunrise - the location is within walking distance - but the lack of sleep was brutal. I’ve reached out and they have not responded. Would. Not stay there again.

Terrible experience. There is no staff to support you if things go wrong. And trust me many things go wrong. The codes to enter the building and room are complicated. The room is cramped, hot, with a very uncomfortable bed. Extremely expensive for a place that is so poorly run.
