Maximus resident was wonderfull. We booked a room and thr address was another building. It took us a long time to find the office because the address on the booking was different than the office. When we found the office, they gave us a room with 57 stair steps and no view and no lift. After complaining, thr switched us to another building and great place with kitchen and 10 star view of the collocium. We were very happy. Very great place. I would give 10 star if I could.

The worst stay I've ever had. We called Uber and located the hotel name, but that was not the check-in address at all. There was only a code disk and a notice with the hotel name, phone number and some other information. We were misled into thinking it was a hotel. We called the hotel and they had a very bad attitude and didn't solve the problem. They said they would come in a while. But we stood in the heavy rain for a long time and no one came, so we finally found a very inconspicuous place in another block according to the address on Google map. Check in was time consuming and the attitude was awful. A text message was sent to my phone telling me how to pick up the keys. In short, communication is difficult. Finally a lady showed us to the room. It was in a building on another block with lots of steps. The whole room looked unsafe. The key was in a combination lock box at the door, and the keyhole of the room could see outside. The whole experience was like a room from the Middle Ages. The room had a weird smell and no windows. There were hardly any sockets. We also didn't know how to connect to the wifi. The most important thing is that I don’t know how to check out. The code for getting the key did not match the text message the front desk gave us at the time. We thought we were taken to the wrong room, so we called the front desk in the evening to inquire, but the problem was not solved and they kept asking us to come back at 10 o'clock tomorrow morning and just stay here tonight. The whole experience was very bad. We booked 2 nights. Since it was late the first night and it was not safe for us to change hotels, we stayed for one night first. We immediately changed hotels on the second night. Everyone, please don't come here!

I am writing to express my deep dissatisfaction with the experience I had during my recent stay at your hotel. First, the housekeeping services were far below acceptable standards. During my stay, the only service provided was making the bed, with no towel changes or proper attention to the hygiene and comfort expected by your guests. More alarmingly, I experienced an extremely upsetting and unacceptable situation. While I was sitting quietly in a corner with my luggage with my family without blocking any pathways or disturbing anyone I was approached by a man who, in an aggressive and intimidating tone, shouted offensive words at me. This same individual went on to open the door and, quite literally, forced us to leave outside onto the street, in an outrageous and unjustified act of aggression. This incident made me feel deeply violated and disrespected. The man’s aggressive demeanor and threatening behavior left me shaken. The situation was so serious that I could have contacted the police. However, since I was traveling and wanted to avoid additional complications, I chose not to take this step, even though such behavior clearly warranted legal action. As a guest, I expected a safe and respectful environment, not to be subjected to this type of unacceptable and humiliating conduct. I demand immediate clarification regarding this incident. The hotel need to prioritize the respect and safety of its guests moving forward.

We had a great stay at Maximus Residence apartment. Perfect location just right next to Colosseum, lots of famous sights around in a walking distance. The room was clean and serviced daily. Great customer service. Would definitely highly recommend 👍 Thank you 😊

Our vacation in this residence was a bluff. I was assigned a room in another property other than the one agreed upon by phone in Piazza del Colosseo. The room was quite dirty, dust everywhere and on the second and third day we were without hot water. In this regard, after several complaints, we requested a refund for one day that never arrived.

The hotel is located in a great location, close to the center and within walking distance of all tourist attractions, max. 30 minutes on foot. If you prefer, the metro is right under your nose. The service was very nice, both at the reception and in the canteen. The breakfast was sufficient to start the day. Overall, I highly recommend this intimate hotel in a good location. 👍👍👍

I don't usually leave bad reviews, but this one is my duty. I booked this "hotel" because of its location: very close to the Colosseum and the metro station. And here we are. They send me a thousand emails to do a pre check-in, I do it, and they ask me the arrival time: 10:15. I even arrive later and the room isn't ready until 2pm. Oh well, patience. Then I am told that I have to leave a deposit of €100 for damages. I understand it and I don't dispute it, but in any case it wasn't told to me in advance and I'm not happy about it. When it's finally 2pm I go to get the key, and I discover that the apartment is in another building, in the next street. Here too, I'm not complaining and I'm going. Arriving there, there is a wooden door on the first floor with what seems to be a collection of soundproof apartments, I could even hear the breathing of those next to me, some 3 or 4 groups. I enter and the horror show begins, cleanliness is simply NON-EXISTENT. There was hair stuck to the bathroom wall, mold everywhere, a blood stain on the bed where my mother slept, everything was dirty. The fridge didn't work. In short, a nightmare. To avoid ruining my holiday, I didn't complain and left, but completely dissatisfied. To be correct, there are some positive notes: the hairdryer works very well, which is almost rare in hotels, the coffee pods are left available. But I won't point this out to anyone, it's not remotely equivalent to the price paid. It was the last stop on a 1 week tour of all of Italy and for less than what we paid here we were much better off in both Milan and Florence.

Since we booked, we had several questions and they were all clarified. Likewise, we asked for a view of the Colisseum and without an increase in cost, they gave us right in front of it, with a spectacular view. The check in and check out were very punctual, however they were very accessible in accepting our suitcases beforehand. The location is unbeatable, transportation is just a stone's throw away, the Colisseum is a few meters away and everything is very close. Bars, restaurants, everything at hand. The room was very comfortable, everything was very clean, the bathroom was clean and had everything you needed, coffee maker, refrigerator, etc. It is an excellent option!
