"I don’t usually leave bad reviews, but my recent hotel stay yielded mixed results. The positives were overshadowed by operational and amenity issues that need addressing. Service room staffs were professional and polite. Rooms were also a highlight - spacious and comfortable. That being said, persistent morning toilet odors and poor soundproofing ruined the in-room experience. Neighbor conversations and children’s crying yelling were audible all night throughout the stay. In-room Wi-Fi was consistently laggy, too. Check-in procedures proved inefficient: early check-ins were denied, and guests had to redo registration forms twice, causing unnecessary waits at the peak 2 pm window and wasting both guest and staff time. Some staff’s English proficiency also fell short of the hotel’s standard, leaving certain requests unaddressed. I’ve had better guest experiences in Thailand."

"While the location is quite convenient and appealing at first, the state of the rooms is quite appalling. Tons of mosquitoes, AC remote would only work when right next to the unit, hot water in the shower would be either too hot or too cold, no proper fixture for it, toilet was in a pretty bad condition, albeit ‘clean’ and the list goes on. As per other reviews, this probably was a lush hotel at one point but now is in ruins."

"Facilities: The hotel has many facilities; although a bit old, they are very well maintained. Cleanliness: Standard cleanliness. Amenities and drinking water were replenished and refilled. Environment: Apart from the occasional sound of Thai motorbikes 'racing' down the street, being close to the elevated road does mean some noise. There's a Lawson and a 7-Eleven right outside, which is super convenient. On weekends, there are street food stalls. It's just a 10-minute walk to the Chulalongkorn University food street, with lots of popular internet-famous spots and Michelin-recommended restaurants – very convenient. The gym and pool are both excellent. Service: Very good. They understood both English and Chinese. Highly recommended."

"Clean and easy hotel with good amenities like shampoo and shower gel provided in room. You can request from front desk for other amenities like toothbrush and bedroom slippers. They have a paying washer and dryer on the ground floor which is very handy. And a nice but basic rooftop bar that you can see the views of the city. The surrounding areas has loads of good food and places for breakfast. There’s an amazing Pork Leg Rice (search Khao Kah Moo on google maps) just behind the hotel. There’s a shortcut that you can take through a small lane where they also sell Khao Soi and boat noodles. The BTS is about 10-12 mins walk away but the hotel provides a mini tuk tuk to take you to the train station isf you ask. The only gripe I have was that the shower stall had no door and the water kept flooding out the whole bathroom, seeping into the room area. We stemmed the water with the bath mat which essentially means the bath mat is always soaked the entire time. I informed the front desk staff about it and she just said, that they know about the issue and it happens a lot. I guess my question is, then why is something not done?"

"This stay was a fantastic surprise! The hotel's location is superb; it's just a few minutes' walk to Gaoxin and the Yunba monorail, making getting around incredibly convenient. The room was clean and tidy, and the bedding was soft and comfortable. The owner provided warm and thoughtful service, making check-in and check-out quick and easy. They even kindly recommended local dining spots. The bathroom was spotless, and the hot water was plentiful and steady, making showers very pleasant. Overall, it offers excellent value for money, and I felt very secure—I didn't have to worry about leaving valuables in the room. I'll definitely prioritize staying here again for my next trip!"

"This review is based on my stay on Dec 2025, my room is on level 10 next to the lift. Location: very handy Cleanliness: OK, the room is a bit old so don't set your expectation too high. I did not get bite by anything so there is nothing to complain. Facilities: Bed is big and comfortable. Everything works as expected but the power plug on the wall is very loose, otherwise I will give it 5/5. Even my room is next to the lift the soundproof is OK, the other guests on the same floor did not make much noise. Service: I really appreciate the help I received from duty manager Suwattana C. I left 3 shirts in the room, the cleaner oversighted them but Suwattana C. posted them to me at free of charge."

"I stayed at Aetas Lumphini Hotel for 4 nights and overall had a very pleasant experience. The location is excellent, with easy access to key areas and public transport, making it very convenient for both business and leisure travel. The service standards were good, staff were polite and helpful, and for the price paid, the stay was definitely worth the money. One standout bonus was the complimentary minibar, which was a nice and thoughtful touch that added value to the stay and is not always offered by hotels in this category. That said, to stay competitive with other 5-star hotels, there are a few areas where improvements could be made: An automated curtain system would enhance comfort and align better with luxury expectations. It would be more practical to have a master light switch near the room entrance, instead of only at the bedside table. Replacing the soap bar with a hand soap dispenser in the bathroom would feel more modern and hygienic. Providing two tissue boxes placed at different areas of the room (e.g. bathroom and bedroom) would improve convenience. Overall, Aetas Lumphini Hotel offers a comfortable stay with good service and location, and with a few modern upgrades, it could easily match the standards of top-tier 5-star hotels."

"Our stay at Livotel Hotel Lat Phrao was generally pleasant, but overall just average. The hotel is clean and the atmosphere is calm, making it suitable for a short stay. However, we were a bit disappointed by the lack of basic amenities. The room was not equipped with an iron, hair dryer, or even a vacuum cleaner in case of emergencies, which is something we usually expect, especially when booking a suite. We rented a suite with a balcony, but unfortunately smoking was not allowed on the balcony, which made it pointless for us, as this restriction was not clearly highlighted beforehand. Overall, the hotel is ok-ish — acceptable for a short visit, but nothing special. Due to these inconveniences, we would not book this hotel again in the future."

"For just over 200 baht a night, including breakfast for two, this hotel far exceeded my expectations! First off, the 24-hour front desk service allowed us to check in even in the early hours of the morning. Plus, the front desk gave us a 100 baht voucher, which we could use downstairs for drinks or desserts – a great deal! The room itself was spacious, with a small balcony and fresh air. Toiletries were well-stocked, and the air conditioning worked perfectly. Just a heads up, though, there was only one pair of slippers, which might be an issue for multiple guests. What truly impressed me was the hotel's Japanese breakfast. It was rich in variety and incredibly delicious, even better than some dedicated Japanese restaurants. I highly recommend trying it out; breakfast is served from 7 AM to 10 AM. There's a 7-Eleven just a 6-minute walk from the hotel. The airport and a nearby bus station are about an 18-minute walk, but be aware you'll need to cross a pedestrian overpass (no elevator). A taxi ride takes about 10 minutes and costs around 180 baht."

"I was initially very pleased with this hotel: The location is excellent, right next to the Erawan Shrine and surrounded by major shopping malls, making it incredibly convenient for shopping. The room is spacious, set up as a one-bedroom suite, and comes with a washer-dryer, microwave, and even a double-door bathroom, which was quite practical. The decor had an “old money” elegance that I really liked, and the view from the window made me feel like I was in a retired Manhattan finance tycoon’s home. However, after a few days, a series of issues significantly detracted from my experience: 1. **No Blackout Curtains in the Bedroom**: The most unbearable issue was that the bedroom only had translucent blinds, which meant I woke up at dawn (and sunrise comes early in Bangkok). Sleep is crucial when traveling, and this design choice is completely unreasonable. 2. **Extremely Inflexible Refund Policy**: I had prepaid for 5 nights with breakfast. When I needed to check out one day early due to an urgent matter back home, and despite informing the hotel two days in advance, the front desk stated that not a single penny would be refunded—not even for the separate breakfast charge. Compared to the flexibility often found with flight changes, the hotel's unyielding policy left a very poor impression. 3. **Severe Afternoon Traffic Congestion**: While the location is central, be aware: the surrounding area gets extremely congested after 4 PM. I once spent almost an hour driving just 3 kilometers. You'll need to plan your outings carefully to avoid peak times. In summary: The hotel's facilities and location are its strong points, but it clearly falls short in crucial areas like ensuring good sleep and customer care. Your decision to stay here will depend on whether you prioritize convenience over a comfortable night's sleep and flexible travel arrangements."
