The location is super convenient! There's a 7-Eleven right outside the hotel, and plenty of food options and bars around. It can get a bit noisy at night, but hey, it's a great spot, haha! If only the soundproofing were a bit better. I stayed for 5 nights and tried two different room types, both were good! It's easy to grab coffee and breakfast in the morning; the grilled skewers and lemongrass spicy sausage from the breakfast stall across the street were delicious 🤤. The hotel staff provides excellent service, and I've stayed here several times before. It's a quick walk to Maya Mall and One Nimman, and there are tons of little shops and massage places nearby – just pop into any of them. I'll definitely be back!
Staff: Mostly friendly and professional, except few. I asked the female staff for early check-in and left my luggage at the designated place. Then, she said, “No, you have to wait until 14:00”. Immediately after her response, the male staff approached me and processed it. He also allowed me to change room without any charge and to store my luggage in the room, instead of the designated area.
Room: For those who like 80s-90s vibe, this is for you, and me too. The AC is loud and cleaned. The ceiling, on the other hand, has strains from water. The curtain has a strain that looks like either blood or coffee. The wall looks unpolished, creating a running down impression of the hotel. The socket, TV, lift, and fridge are functional, fortunately. 2 bottles of water are set by the hotel standard. Please clean up those strains and walls.
Bathroom: It contains dusts on the ventilation fan’s cover. There is mold strain on the wall that could be mistaken as black mold initially. Please clean up it as it could evolve to such in the future.
Location: Not far away from the pubs, so music can get loud inside the room as it has poor soundproof. Unless you don’t mind the sound, or want to stay away from the city centre, go for it.
I was here for a business trip, so here's my honest review:
1. The views are great, and the service is good too. The front desk staff were very enthusiastic, which is a big plus.
2. The room's facilities really lack practicality. Here's why:
a. As shown in picture two, all the hangers are fixed in place. This is really inconvenient for guests who want to hang clothes to dry, and it's rare to find a hotel worldwide where all hangers are fixed.
b. There was no hot water for showering. The water temperature felt barely warmer than if it had been left in the sun; there was no sense of heating at all.
c. You can only shower while standing in the bathtub, but due to a design flaw, a large amount of water flowed down the wall and onto the floor.
This hotel is located about 200-300 meters west of the main street in Chiang Mai's Old City, with a 7-Eleven right across the street, making shopping quite convenient. It's an older hotel, likely built at least 20-30 years ago, and probably was a top-tier hotel in Chiang Mai back in its day. The lobby on the ground floor is spacious and elegant, with a grand feel, and even displays photos of many celebrities who've stayed there. The rooms are a generous 30 square meters and have new air conditioning. The bed's firmness was just right, but the pillows were a bit too high and firm. The linens were average, with some showing stains. There's a mini-fridge and a safe, but other facilities are quite dated. The lobby bar was closed. Overall, it offers good value for money, especially for the price point of just over a hundred yuan.
The room was pretty good, but it wasn't quiet at all – the chickens crowed way too early! 😂 I couldn't sleep a wink the first night, but I was so tired the next two days that I managed to crash. The hotel restaurant was surprisingly delicious and really good value for money! Breakfast didn't have a huge variety though.
The hotel looks good. Owner is very accommodating and polite. Staff always tries their best to tailor to the clients’ needs, very tactful and accommodating. Location could be both - good and bad, depending on your needs. It is very nice and quiet in general, pretty close to a bunch of landmarks, but also happens to be outside of the pickup range for all the tour agents, for instance we’ve had to take a taxi to the closest pick up location(7-10mins). For us it was actually perfect because we wanted a nice and tranquil getaway from the city hustle and bustle. Quite a few great restaurants, 7/11 and other stores in vicinity too. A minor drawback for me was that they didn’t provide bathrobes, and i do like wearing them at the hotel, but again, depends on ur needs. One major drawback for me was the laundry service-they did provide it, it was quite flexible and quick, but by the time I opened the bag(last minute before the check out) I’ve discovered that my white sport suit and my mom’s white dress was ruined( it had pinkish spots all over it which I’m not sure if I’ll be able to ever get off, so be mindful of that. Other than that I enjoyed my stay and beautiful scenery, would love to come again.

This hotel offers excellent value for money and a fantastic location. The lobby on the first floor has a wonderful, guesthouse-like atmosphere, complete with a swimming pool. If you're looking to experience the unique Chiang Mai Women's Correctional Institution Massage, I highly recommend staying here, as it's just a short walk away. Plus, Wat Chiang Man is right next door. The area is also very quiet.

Though dated, I like that the room is spacious and comes with a bath tub and separate shower area. The mattress may seem hard to many but we had a good sleep every night.
The hotel is indeed dated but It is clean and comfortable. Location is right smack in the nightly bazaar but the nightly bazaar is really boring to us.
Taking Bolt e-hailing is affordable so it is just 10 to 15 minutes' ride to anywhere in Chiangmai city.
Breakfast was edible but it was the same menu for the 5 days we were there.
If I visit Chiangmai again I will probably pick somewhere nearer to the Thae Phae Gate area.
I had the pleasure of staying at this hotel with my family during our visit to Chiang Mai, and we were truly impressed by the overall experience.
The room was exceptionally clean, well-organized, and maintained to a high standard, reflecting excellent housekeeping practices. The front office team was courteous and professional, welcoming us with warm smiles during the check-in process. While early check-in was not available and the standard check-in time of approximately 2:00 PM was applied in accordance with hotel policy, the staff handled the process efficiently and pleasantly.
The room was fully equipped with a wide range of amenities, including tea and coffee-making facilities, a microwave, minibar, refrigerator, and in-room safe. The overall setup and facilities are comparable to those of a well-established four-star hotel.
One minor point for improvement would be the hot water system, as the water temperature was not consistently hot. With some adjustment in this area, the guest experience would be further enhanced.
We were initially planning to stay for only one night; however, due to the high level of cleanliness and the outstanding service provided by the staff, we decided to extend our stay for an additional night.
In conclusion, the hotel delivers an experience that closely reflects five-star quality. I would highly recommend this property to anyone visiting Chiang Mai, especially for families seeking comfort, cleanliness, and excellent service.

It is not often that a hotel stay leaves you feeling as though you have truly found somewhere special, somewhere that immediately feels less like a hotel and more like a home. ASTRA Sky River Chiang Mai by Fang has done exactly that, and we are delighted to say that it has become our new hotel and home stay of choice whenever we find ourselves in this beautiful city.
From the very first moment of our stay, ASTRA Sky River delivered on absolutely everything we were looking for. The atmosphere is warm, welcoming, and wonderfully relaxed, striking that perfect balance between comfort, character, and genuine care for its guests. It is the kind of place that understands exactly what a traveler needs and quietly gets on with providing it, without fanfare or pretense.
Every aspect of our experience exceeded our expectations. The accommodation itself is superb, offering a level of comfort and quality that makes it incredibly easy to feel at home. The setting along the river adds a truly magical touch, giving the property a sense of peace and charm that is hard to find elsewhere in the city.
What sets ASTRA Sky River apart, however, is the heart behind it. The hospitality here is personal, genuine, and deeply attentive, the kind of care that stays with you long after you have checked out and makes you count down the days until your return.
We have found our Chiang Mai home, and we will not be looking elsewhere. ASTRA Sky River Chiang Mai by Fang comes with our highest and most wholehearted recommendation.

Amazing
GGuest UserA beautiful and unique small luxury hotel. The food at the hotel's Michelin-starred restaurant was also delicious. However, it was incredibly noisy. On the second night, there was a party outside the wall late at night, and the guests were still screaming hysterically at midnight 😱. The enclosed terrace where we had an extra bed for the kids was filled with unbearable bird chirping 👍. My ears are oily, and I couldn't keep my earplugs in, making the nights unbearable 😫. (Make sure to avoid booking the innermost row; my room was number 22.) I wouldn't recommend booking for families with children. From 2:00-3:00 PM, I took the kids to play in the pool, and they were complained about for being too noisy 🥶. This is a public area, a playground, and not a sleeping area (it's a time when they're doing renovations and construction). If you want peace and quiet, why not go back to your room?! I came here for a vacation, not to relax. If the hotel is really bothered by noise from children, especially since it wasn't as loud as a midnight party, they should refuse to let families with children stay. Next time, I hope they won't make such unreasonable demands on families with children. I immediately retorted: the children were playing perfectly normally; please ask the white couple who complained to go back to their room, where it would definitely be quiet.
We stayed for three nights, and the restaurant service was excellent throughout. On the night of the Lantern Festival, we invited friends to dinner, and three girls were running around outside. We were chatting and didn't notice 😢, but the waiter skillfully led the wild girls to a play area without complaining. Thumbs up!
The Western breakfast was fantastic, with various juices, cheeses, ham, fruits…
NninemilAmazing hotel, tucked away behind the main ring road around Chiang Mai old town.
Clean, pleasant staff, great services, amazing restaurant, chill vibes, and good access to everything you'd want to do in the city.
A really, really enjoyable stay that we'll almost certainly repeat this year, and again in future years. Literally nothing to complain about.
If you've got the time, book the cooking class. Being plant-based, it's rare to have such a wide selection of meals available when eating out, and everything on the menu here is worth trying.
Great to spend time with the head chef and get an insight into how it's all prepared.
As a plus, if you're into live music, there's a little place called Troubadour, only a short walk from the hotel. An awesome way to finish off the day. Really talented group of resident musicians, with a wide selection of guest artists to catch as well.
NNat who travelsThe hotel is secluded and quiet, there are two dining options. One was the breakfast near the pool with magnificent view, for dinner near the terrace.
Nearby outside of hotel area is a village with dogs roaming around, so it’s not completely safe to walk around. I believe better join some hotel group walks instead.
The only amenities issue is the drying rack, I thought it would be a must but hotel didn’t have.
The hotel has a lot of bats cuz of darkness and running water.
VVanthy MaiIf you want a room with good price located inside old town then you should consider this place. However there are some pro and con for your information.
Pro: reasonable price. Great location. Friendly staffs swimming pool.
Con: room should be a bit more clean than that. AC was really loud.
在在台灣打枱的女孩The hotel staff is the friendliest I have encountered in visiting hotels in many countries. Everyone is very kind, even the security brother is very nice. When I come back at night and the lights are dim, he will take the initiative to lead the way into the hotel lobby. He also worked hard and often helped us get takeout (>^ω^<) The check-in process was very relaxing, and there were welcome drinks upon check-in. My friend also said that the hotel breakfast tasted very good and the overall environment was very clean, making it feel more like being integrated into nature. The only complaint is that it is very close to the airport and there are occasional airplane noises at night. The convenience store is about 3,400 meters from the hotel. It's not far, but you should be careful at night as the street lights are dim.
GGuest UserA hotel with a lot of heart! For our honeymoon, I emailed the hotel, and they prepared a small cake and welcome fruit. The French style is very strong, and it's close to Maya and One Nimman. I really loved it. As a gesture of goodwill, I brought some small plush keychains for the staff, and they replied with a handwritten note. The overall feeling was really great and comfortable. We stayed on the third floor, further inside, and it wasn't noisy at all. It's a Chinese-friendly hotel and even has CCTV.
JJazjaes_pediaNot bad. Not luxury type. Reasonably cheap. Spacious. Window view nothing special. Toilet light keep flickering (bulb faulty). Staffs are friendly and helpful. Location is good for those who like street shopping and street food. Not far from Maya shopping mall. Catching Grabcar during Loy Krathong festival is very challenging. We almost miss our flight. Luckily the hotel staff help us to look for private car.

GGuest UserWhen I first arrived, I didn't think much of it, but after a few days, I found it pretty good. It offers great value for money. The location is super convenient, close to Chiang Mai University, Maya Mall, and Nimmanhaemin Road, making it easy to get around.
OOu BorwornsinI stayed at B2 Resort Chiang Mai and had an overall decent experience. The building looks a bit old and could use some renovation, especially in the exterior areas. However, the room was acceptable for a short stay and provided the basic necessities.
One thing to note is that there is no complimentary drinking water provided in the room, but you can conveniently purchase bottled water at the reception desk.
The location is quite convenient, especially if you’re planning to travel outbound to Bangkok or other provinces, as it offers easy access to main roads. It’s a suitable option for travelers looking for a budget-friendly place to stay for a short trip.
Overall, it’s a reasonable choice if you prioritize convenience and affordability over modern facilities.
