Perma FortunaWas welcomed by the very friendly Dark haired Desk Manager. She swiftly glanced at the colors of my outfit and assigned me a room that perfectly matches... I found out that later as it was a pleasant surprise, she guessed that I drink lots of tea, so she gave me a huge luxury tea kettle to take to my room, some people are emotional genuises! She figured I booked this hotel because of the name... So she explained to me the historic significance of Fium-Icino and it's incredible subtle multi-player Ed lesser relation to the famous Rubicon, which used to be called Fium-Icino until the rediscovery of the Rubicon.. It's like all the Great rivers know each other! She explained that the Rubicon became associated with Barracks populism and the Tiber became associated with Aristocratic democracy and later on Enjoying Catholicism. The Hotel itself sits on the mouth of Second tributary canal that fed the new port of old Rome, because the original Tiber last miles were full of it! If you must see the older river Port is a 15 minute walk south across until you reach the North banks across of Ostia. As that settled in my mind, she explained the Tiber significance Upstream Rome... Small boats used to go up the Tiber deep into Umbria. The thought of all that was amazing, due to the Hotel significance it will be renovated into an exclusive Luxury 5 star Hotel, will be all Stone like the Monolithic Limestone honed filled sink, but with stone cladding everywhere it will become prohibitively expensive luxury hotel, but for now it's still an excellent Transit hotel... A good 1 hour walk from the airport, especially at night, make a right and follow the river North Bank of the new Canal and you will reach the Hotel... You can't miss it.

I recently enjoyed one of my best vacations ever at Piazza di Spagna 9 Luxury Suites in Rome. From the moment I booked, the team reached out via WhatsApp to offer help with transfers or tours — thoughtful and attentive without being pushy. I immediately felt like a valued guest.
The suites sit on the third floor of a charming historic building right next to the Spanish Steps. Despite the unbeatable location, it’s remarkably quiet and relaxing. The concierge service is top-notch — when I was running late for my Pantheon visit, staff quickly arranged to collect my luggage so my husband and I could head out stress-free.
Their restaurant recommendations were another highlight. We tried four places from their curated list, each superb and fairly priced, letting us experience authentic local dining away from tourist traps. The team even handled all our reservations.
The reception area feels more like an art gallery, with stylish décor and vibrant paintings. Guests can relax in the cozy living or dining areas — a lovely touch. Our suite faced the piazza and was filled with natural light, offering a perfect view of visitors strolling by the Spanish Steps.
Being steps away from Via Condotti’s luxury boutiques adds to the convenience. Special thanks to Franco, the owner, for his wonderful restaurant suggestions, and to Gianmarco whose friendly help made our stay extra smooth.
The genuine hospitality and personal attention here truly stand out. It’s not just about luxury — it’s about feeling welcome and cared for. I’ll definitely stay at Piazza di Spagna 9 again and wholeheartedly recommend it to anyone visiting Rome.

An excellent choice if you’re planning a trip to Rome. The hotel is just a 5-minute walk from Roma Termini and about 5 minutes from Repubblica metro station. Trams and several bus lines run nearby, making it easy to get around. Both the Trevi Fountain and the Colosseum, as well as many of Rome’s other popular attractions, are about a 15-20 minute walk away.
The hotel is quite large, and the room we chose was very spacious and spotless, with daily housekeeping. It included everything we needed: a hairdryer, shampoo, and various toiletries (such as a shower cap and slippers). The room also had a desk, a safe, a television, a comfortable armchair, and a fairly large wardrobe. There was also a minibar and a kettle, with complimentary coffee sachets provided daily.
The staff were polite and helpful whenever we needed assistance. The hotel also offers free luggage storage, which is very convenient if you arrive before check-in time or if your flight departs late in the evening.

There was one iron (and ironing room) for the whole hotel, you had to get a key from reception to get into the room and you are limited to use it for 30 minutes. Also, the iron was old and not good. I ironed one shirt twice and it was still wrinkled. I was contemplating buying an iron to donate to the hotel for the poor future guests.
You cannot use the gym for free- it costs $10€ per session. (The gym looks great though)
The cleaners were cleaning the hallway with a loud machine at 10pm at night.
The shower is tiny, I could barely turn in there and wash my body.
The air conditioner is situated behind the curtains and doesn’t cool the room as a result.
Overall, not the best experience for what should be a good stay.
Positives: The room was spacious and quite nice.
There is a beautiful older Church (1915?) attached to the Hotel which can be accessed. The building and decorating was nice.
Some staff were really helpful with requests.
The room is about 5/10 minute walk from a convenient train station which goes into the city/tourist attractions.
There is a grocery store right next door.
The gardens are beautiful.

The breakfast spread is impressive, offering a wide variety of options, including an egg station. It’s especially convenient for guests with early tours who need a quick meal. The room is comfortable, with a cozy bed, clean toilet facilities, and adequate toiletries provided. Do be cautious when using the bathtub, as it can be quite slippery. The location is excellent, being close to Roma Termini and with bus stops to various attractions nearby. It’s also very easy to get around on foot.

Darya GolubevaWe stayed at the Hilton Hotel for one night while waiting for our connecting flight. The hotel is located right next to Terminal 1 and Terminal 3, and there’s a convenient walkway from the airport leading directly into the hotel. The rooms are large and comfortable, equipped with a kettle so you can make tea or coffee. The reception staff were very friendly. During our stay, we also visited the gym, the sauna, and went for a swim in the warm pool. The hotel also has courts for playing paddle. In the evening, we had dinner and ordered pasta — we really enjoyed it, the presentation was great, and the waiters were very welcoming. We checked out very early in the morning because we had an early flight, and the hotel staff kindly prepared takeaway lunch boxes for us. Thank you very much for a comfortable stay.

MinaaichiganjupiThis hotel can only be described as stunning! Very new and designed like a work of art! The location is convenient, between Termini and Plaza de España. It takes 15 minutes to walk to Plaza de España. There is a super delicious ice cream shop opposite! The room is slightly small, but the bathroom is large and the floor height is also high. Overall, it is highly recommended!

A very, very good hotel. Although the location is a bit far from the city and the central station, a taxi cost about 16 euros a day, but the hotel rooms are indeed much better than those in the city. Especially the bed and soundproofing, the surrounding area is purely residential, restaurants and supermarkets are very close and convenient. The hotel provides a taxi service for 10 euros a trip to the vicinity of the Mouth of Truth.

I had a memorable trip to Rome and stayed at the Dharma Boutique Hotel & SPA ar Jan 2025. The hotel has a limited number of rooms but is exceptionally clean, beautiful, and well-equipped, with great attention paid to the smallest details for guests' comfort.The hotel staff are very kind and attentive to guests' needs, and I would especially like to thank Raffa and Giovanni Loca . In the evenings, free snacks and various drinks are served. The hotel is close to major tourist attractions, and you can visit all of them by walking. Additionally, a metro station is just a few meters away from the hotel. Around the hotel, there are many beautiful restaurants and bars.
The warm and friendly behaviors of the hotel staff have made me want to encourage my friends to stay at this hotel if they plan to visit Rome. Personally, I can't imagine staying anywhere else. Guests can stay at this hotel without any risk and enjoy its beautiful environment, excellent rooms, and kind staff.

Guest UserThe room was clean and well-maintained, with all the necessary amenities. It was quite spacious. The restaurant was also good, and the breakfast spread was plentiful and fresh. The staff were attentive and polite. The front desk seemed very organized. Both times I stayed, I saw Air China flight crews checking in. Overall, a good experience. The shuttle service to and from the airport was convenient, and at 6 euros per person, it was quite reasonable compared to other airport hotels.
