The location is excellent, right in the city center. The hotel is a bit old, but the rooms are still quite comfortable, very large and spacious, and the water pressure is good. The only downside is the breakfast; it would be great if they offered more variety.

This is the best hotel I've stayed at in Riyadh so far, and the price was very reasonable. I hope they don't raise their prices in the future and instead offer promotions. I also hope the hotel doesn't mess with the prices when I visit and offers discounts. โฅ๏ธ๐๐ผ
Facilities: Well-equipped, and the breakfast was plentiful and delicious!
Cleanliness: Generally clean, but it seems that bedding is only changed every three days unless specifically requested.

The good:
1. The room looks clean, and attitude of staff was okay.
2. Location wise is good with quite a few restaurants and supermarkets.ย
The bad:
1. Booked a room with windows but there is no window or rather it was a ventilation window.ย
2. Room card doesnt work every day and I had to get the receptionist to renew the room card every day.
3.ย WiFi is very unstable and slow.ย
4. Sound proofing is bad, I could literally hear kids shouting in the room at 2-3am.ย
5. Breakfast is just okay, donโt expect too much.
The room smelled great and was very clean and pleasing to the eye. There was a clean King size bed and a big Smart TV. Although, I wish they had left me with more than one towel and extra toilet paper. There was a mini fridge, microwave and Tea kettle which was great to have but they did not provide tea cups, tea bags, coffee, sugar etc.. Overall, it was a pleasant experience and I would come back again.
Fantastic location - lots of nearby restaurants and small grocery stores, and a 7 minute walk to Sulaimaniyah metro station. The hotel was clean and the staff were polite and helpful, though the room was not routinely serviced and only upon request. Despite some of the reviews, I had no issue with the internet connection and used it regularly for browsing and video calls. The main negative aspect is the facilities - the room was very small with no window. There was no prayer mat provided and to be honest hardly enough room to pray in the room anyway (and the hotel's prayer room in the basement was like a very dirty storage room). The bathroom is a wet room, which is fine, but then the hotel should provide a squeegee mop to clear the water. Even all of this can be tolerated for the reasonable room price, but the lack of a desk or even a chair in the room makes it totally unsuitable for business travellers.
I had to check-in late (4am) and the administration kindly accommodated my request. Convenient location between the airport and the city, have nice tea shops nearby.
The only drawbacks are absence of the hairdryer; also, had to request the towels as they were not in the apartment in the first place.
Rooms are good with all the required amenities. Service is good. They clean rooms everyday but on intimation. There is smoke smell in our hall whenever neighbours smoked in their room and that was a great discomfort to me and my 10 month old kid. Car parking was an issue for us. There is no private parking for the property. Other than that we had a good stay for a week in the hotel.
The price of the hotel is a bit high, the cleanliness is okay, and no one always answers the phone at the front desk. The service needs to be improved, but the surrounding facilities are relatively complete, life is more convenient, and it is very convenient to go anywhere.

The kitchen was available for use, and there was a spacious living room to relax in, plus a yard for exercise. Nearby, there's a big supermarket and Al Baik, as well as restaurants and cafes. Highly recommended!

There is no toilet paper in the hotel, and you must rinse it with water after putting on the queen size. There are no towels, bath towels, toothbrushes, toothpaste, etc. in the room, so you must bring these toiletries yourself. The room is equipped with a microwave and kettle. There is a small convenience store next to it where you can buy food and supplies, including instant noodles.
