The Patchen Hill Farm House, Tree Farm & Arboretum is a wonderful old farm house on 120 acres with a barn, apple orchards, berry bushes, forest trails, ponds and hardwood trees. The farm house has 3 bedrooms, a game room with two additional beds, a beautiful dining room, a well equipped kitchen and round kitchen table with a view, two full bathrooms, a formal sitting room, a family room, office/laundry room, pantry, entry room, and deck.It is a wonderful old home with charm and vintage appeal. You will have the whole house to yourself. It is much the way our parents had it complete with Swedish, German, Icelandic and African décor and adornments. The house comfortably sleeps 8 people with potential room for a few more with provided air mattresses. It is pet friendly. There is an arboretum on the property with examples of all the trees that grow native to Pennsylvania. The farm house is away from it all on a country dirt road with beautiful scenery, wild life, and peace and quiet. The marked forest trails wind thru the woods and tree farm and are great for walking, hiking or mountain bikes. In winter the apple orchard along side the house provides great sled riding and sleds are provided. We also have lawn games such as corn hole, bocce ball, Kubb (Swedish game), and lawn darts. The house has a game room with bumper a pool table and games and art supplies for the kids. The deck sports outdoor seating with a charcoal grill. There is an outdoor fire pit as well. The house is well furnished and has an office work space, washer, dryer, refrigerator / freezer with an additional full refrigerator and full freezer in the entry room. The living room and dining area look directly out to the river. The kitchen is fully stocked. A washer and dryer come in handy at the end of a dirty day. The bedroom includes a window A/C unit for those warm summer months. The propane furnace keeps the area toasty warm during those cold Pennsylvania winters. The bedroom includes a standard Queen bed, and the main area has a twin pull-out sofa, for extra company. Bedding, towels, toilet paper, and paper towels are all provided. There is fast Wi-Fi and cable TV if you need it.Guest Access:The River House is on a private gravel road that is shared by about 20 other cabins and homes. The posted speed limit is 10 MPH. If you’re visiting during the winter months, four-wheel drive, or all-wheel drive, is required. Access to the house is through a common garage area, which is monitored by Ring Camera, and up 12 steps. As a “FROG” it is important to note that no vehicles are using the garage. It is purely storage. There is parking in the driveway. A unique entry PIN will be provided with check-in instructions.Other Things to Note:This is an attached private house. A full-time resident lives in the main house. Please be respectful of the area and local residence. There is no smoking or parties.
