"The hotel's design is very colorful and youthful, a refreshing change from the usual dull hotel aesthetics. It felt very new and unique. You can request various services and amenities, like different pillows, through the app and they arrive in about 10 minutes, which is quite efficient. We booked a twin room, and both beds were double beds, very comfortable. It's incredibly close to the must-visit Central Market, just across the road, making dining super convenient – no need to even book breakfast at the hotel. The air conditioning was excellent, so the summer heat wasn't an issue at all. Highly recommend!"

"The room could use a bit of an update but I guess it's good for the price that it was for. It had everything you need for a business stay. You could get some noise from other room/ floor and a bit from outside but nothing major to upset my stay. There were no charging points next to the bed."

"Tom’s Court Hotel is located on King William Street which is the main North South thoroughfare in Adelaide CBD. It is also very close to China Town which is a few minutes walk to the north west centred around Gouger Street. The hotel has modern rooms with decent bathroom and toiletries. Limited secure parking is available at a cost of $25 but is located three streets down in Sydney Place. Alternatively one can park overnight on the street."

Notice: Rooftop pool and bar renovations run from July 20 to December. Level 5 and the pool are closed during this period. Work occurs Monday-Saturday, 7am-4pm, with a strict noise ordinance in place until 9am to minimize disruption. As an ALL Member, we appreciate your patience as we build a brand-new rooftop experience for 2027.

"It was ok, but not more. The two most important things for me in any hotel are a comfortable bed and a good shower. the bed was great but the water pressure in the shower was very poor. Aside from that, there were other issues that I would not expect from a hotel of this standard, carrying the prices it does. The TV power button did not work, neither did any of the top buttons on the remote. Once I turned the TV on at the GPO and then on the actual TV itself, I was unable to use the connected DVD player as the buttons to switch to it on the remote did not work. Breakfast was quite poor. Basically cereal or scrambled eggs with a few other options such as fruit cups, yoghurt and biscuits. It served my purpose being close to the convention centre, but I doubt I'd stay there again."

"Great hotel, pool wasn’t that warm when me and my partner stayed so it wasn’t that enjoyable. It was also quite small more of a lap pool than anything. Our fan above the shower was quite dusty they sent someone in the room to clean it when we left and they did. Claimed that the fans are cleaned weekly but I beg to differ. The room was quite small for the price as well our sink had to be closed almost the whole time because it stunk out the room so badly. Didn’t get that well or a view from our room either. Beds are comfy and feel good. Shower was great we didn’t have a bath in our room. Overall I wouldn’t spend that much for that room again cause it wasn’t that worth it"

"The hotel is conveniently located about 10 to 15 mins walk across parklands from East Terrace in the city which is where most of the popular restaurants and cafes are. During our stay, the preparation for the V8 car races was ongoing and many of the roads were blocked off. But finding a detour was easy enough. The hotel has limited onsite parking but there are plenty of spaces in the quiet residential streets behind the hotel. The hotel’s reception also manages the Econo Lodge Hotel which is located across the street and has its own parking. We only stayed for 1 night and did not get to try the restaurant onsite. The rooms layouts were not exactly rectangular but they were big enough to accommodate a king and a single bed and a pull out bed from under the single bed. A good and unusual feature was a power point built into the bed side cabjnet which works well for those with a need to use CPAP machines or for charging devices. There was a study/work table in the room that is useful for business travellers."

Of course, most motel guests have cars, and being able to park right in front of your room is super convenient for loading and unloading luggage. As mentioned before, the location really depends on where you primarily plan to go. If you're mainly exploring the city center, I wouldn't recommend it. However, if you're driving and primarily visiting the Market area, I think it's quite good. The kitchen facilities are excellent, with a large oven and a dishwasher. The electric stovetop has plenty of power.

It’s in a good location in a one way road. Car difficult to drive in . So not so convenient if you arrange any pickups. Comes with basic bkfast which is okay but not so fantastic Room is adequate for couple. Nice location and walking distance to the public transport and the malls and market

The hotel's location is near the city center, and all the main attractions listed on the map are accessible. There are trams and buses nearby, but for places further out, driving is more convenient as Adelaide doesn't have a subway system. The hotel has a subtle classic charm, and the rooms are very spacious. There were welcome snacks, which I enjoyed. During my stay, the TV remote had a minor glitch, but the staff promptly communicated and resolved it. It just needed a simple restart from the switch behind the TV. I stayed for two days and didn't encounter any other Chinese guests; everyone politely passed by each other.

We stayed at Franklin Apartments twice during our trip to Adelaide. The location is convenient with restaurants on Leigh Street to the north and China Town to the south both easily accessible within a 10 minute walk. It has a Rose Bagels restaurant on the Ground floor accessible from the lobby which is highly regarded and was taken over by new owners during our stay in November 2025. Entrance to the hotel is from Bentham street which has a few on street parking spots which are great if you can get them for free overnight parking. The apartments are spacious with a full kitchen, living/dining areas and laundry facilities. The first apartment we stayed at also had a separate study area which was great for getting some work done.

I didn't realise it was stair access only. This wasn't made obvious when I booked or I would have avoided it. Because I have 2 extremely bad knees and cannot do stairs this made it very hard for me. By the time I walked down to there, walked up the outside steps it was too late when I saw the inside steps to go back because my knees were done. Heater not working so by the time I realised this on the first night I physically wasn't able to walk back again. But when I reported this on Tuesday night there was instant action and the issue was resolved. Heater on, but it was VERY loud when running. Not much space to sit and relax. If there were 4 guests there is literally not enough room in the couch/fridge/tv area to accommodate. And one of the luxurious things about staying in a hotel room is sitting in bed and watching TV which is impossible here. It has been years since I've stayed in a hotel or motel room that does not supply shampoo/conditioner so this was a surprise. Fridge door jammed, had to push it hard to close.

Stayed here over Christmas. Room had a kitchen - dishwasher, oven + microwave + washer dryer + balcony over looking convention centre. Lovely stay, comfy bed, quiet'ish - the toilet sounds like a water pump everytime it fills up. Bathroom/shower is a little dated but functional. Parking is 30$ per day (reasonably priced - unlimited entry during the stay) Overall a great stay!! Will definitely comeback!!!

As I was going to be leaving from the Parklands Train Terminal early in the morning this hotel was perfectly situated for my trip. Although I wasn't at the hotel for very long only about 12hrs overnight it was a good location and the room faced the parking so meant it was quieter as well and didn't get the hot afternoon sun either. I would say though there was no pricelist I could find for the mini-bar, not that I used it was only thinking of grabbing some cold water that was in the fridge. The one thing I wasn't a fan was the spa tub/shower combo. The jets need a serious clean all around them but then even standing in it meant anyone tall as in 6'5” plus may have to bend down. I would think they should rip out the spa tub and put in a nicer rain shower shower stall instead maybe just provide spa tubs in rooms that you can also put a shower stall into. I'd stay here again mainly for the location as it's also right across the street from the big park area which was fantastic to walk around on a warm evening after dinner at the pub up the street.

Have stayed many times at Base Camp hostel, great location and safe area, I enjoy it & keep going back! The staff are friendly & helpful & with brekky & dinner included it’s excellent value. There’s an IGA supermarket up the road for supplies so you can’t go wrong. Love that the rooms have their own bathroom means you don’t have to get dressed & walk outside to communal bathrooms. My next stay will be in a few weeks

at the center of North Terrace, the location of the hotel is very convenient. It takes 15m from airport by vehicle and only 5m to tram and trail station on foot. equipments in the room are fully prepared and easy to use. the only cons is thin wall of washroom, which causes a little noise when someone is using the toilet.
