The service response is fast from the frontdesk. However, room cleanliness is very much lacking
1. There was a plastic wrapper and chuck of dust dirt at corner of room when I check in. The following day after cleanup was done and I return to room in late afternoon. Wrapper and dust remains untouch at corner. I have to call the front desk to ensure following day cleaning team will vaccum and do a proper clean up.
2. Air vent above the shower area was filled and clot up with black dirt. I just avoid looking at it as disgusting
3. There are dead insects stuck on the shower door rubber strip. I tried to wash it away but as need to pull out the seal I left it and again avoid eye contact.🤮
4. Pillow case has brown stains at ths edge. I had to request for a new piece.
Additionally the mattress has dents and clumpy, so I was unable to sleep as feeling itchy through out night with images of dirt insects flashing through my thoughts.
Coupled with the loud music and noises from below. I reserve the rooms more than 3 months before trip and request for high floor as saw reviews on the noise. BUT was not block for us so end up on the 2nd floor.
I wont stay in this hotel again.

"At the end of our stay, 10 AUD were charged from our deposit for the bottles of water in the fridge, which we thought were complimentary. Apparently, the fact that they are chargeable is only indicated by a small badge inside the fridge, which is easy to miss if you're staying for just one night. "The room could use a bit of an update but I guess it's good for the price that it was for. It had everything you need for a business stay. You could get some noise from other room/ floor and a bit from outside but nothing major to upset my stay. There were no charging points next to the bed."

"Great hotel, pool wasn’t that warm when me and my partner stayed so it wasn’t that enjoyable. It was also quite small more of a lap pool than anything. Our fan above the shower was quite dusty they sent someone in the room to clean it when we left and they did. Claimed that the fans are cleaned weekly but I beg to differ. The room was quite small for the price as well our sink had to be closed almost the whole time because it stunk out the room so badly. Didn’t get that well or a view from our room either. Beds are comfy and feel good. Shower was great we didn’t have a bath in our room.
Overall I wouldn’t spend that much for that room again cause it wasn’t that worth it"

"Got a free room upgrade, and it was the biggest room I've had on this Australia trip. The location is great, right at the entrance to Chinatown, with tons of dining and shopping options nearby. The only downside is the parking. The hotel's paid parking lot is quite a distance away, so I had to park there and it was a hassle getting back and forth to the hotel. Valet parking also required a wait. There are some paid 3-hour parking spots on either side of the hotel that become free after 9:00 PM, but you have to get lucky to snag one."

GGuest UserWe are a family of 5 and we booked 3 rooms for 3 nights. The hotel did not give us rooms on the same floor. They said they had no idea that we were traveling together as I did not tell them we were traveling together. I answered the reservation of the 3 rooms was made under ONE booking, does it tell you we are traveling together or I was just booking the other 2 rooms for strangers .....The receptionist was speechless then, but nothing she could do as the hotel was fully booked she said.
We showed up after the check in time of 2pm, but one of the rooms was not cleaned up yet and hence not ready, the other room had AC problem and also not ready. We spent 30 minutes in the reception trying to check in....
The room was noisy, after midnight bid noise came from the main door and toilet area basically every hour, waking us up in the middle of the night a few times. First I thought it was someone banging at the door, or a cleaner cleaning in the lift lobby. I opened the door but found nobody. The noise was consistent for the whole 3 nights.
Other than the above, the hotel is well located and the price is reasonable. The staff at the reception are basically nice and helpful.

GGuest UserGood central city location and very clean, well equipped room with small cooktop and full range of appliances and cutlery /crockery. We only had a ”studio” room which was cheaper than others but still quite roomy with a table, bench and multiple chairs plus a large bed. The bathroom was also a decent size and had plenty of extras. Our room only had a view of a concrete wall opposite and while slightly disappointing the outlook wasn't the reason we stayed there.
I spoke with half a dozen front desk staff across three days every one of whom was friendly, efficient and helpful. Well done hiring manager. Good free washing/drying machines in shared area on ground floor were a nice touch (I believe some of the more expensive rooms have their own). A fairly minor negative was the parking at a public car park across the road about half a block away ($30/day). While you can unload your luggage and passengers at the curb outside the Quesr, it's then a bit of a walk back for the driver if that's a concern for you. Overall a good place to stay and access city sights.

AAnonymous UserWe checked into HotelMotel late in the evening and picked up the keys from the reception at Hotel Alba next door. It was a short walk to the motel. The group operates 3 hotels that are adjacent to each other including the Terrace Hotel on South Terrace which is the southern border of Adelaide City. The hotel has rooms on 2 floors surrounding a central carpark on 3 sides. Parking is free for HotelMotel guest whereas guests have to pay extra for secure parking at the other 2 hotels. HotelMotel has been recently renovated and won some awards for its upgrade. There are no lifts and bags need to be carried up a flight of stairs if your room is on the upper floor. The surroundings were very quiet which enabled us to have a good sleep. The room was comfortable and the bathroom modern. We would stay again on our next trip to Adelaide. There are not many options for places to eat late at night except for the Pulteney Pokies place around the corner which had friendly and helpful staff.

The two most important things for me in any hotel are a comfortable bed and a good shower.
the bed was great but the water pressure in the shower was very poor.
Aside from that, there were other issues that I would not expect from a hotel of this standard, carrying the prices it does.
The TV power button did not work, neither did any of the top buttons on the remote.
Once I turned the TV on at the GPO and then on the actual TV itself, I was unable to use the connected DVD player as the buttons to switch to it on the remote did not work.
Breakfast was quite poor. Basically cereal or scrambled eggs with a few other options such as fruit cups, yoghurt and biscuits.
It served my purpose being close to the convention centre, but I doubt I'd stay there again.

AAnonymous UserWe stayed at Franklin Apartments twice during our trip to Adelaide. The location is convenient with restaurants on Leigh Street to the north and China Town to the south both easily accessible within a 10 minute walk. It has a Rose Bagels restaurant on the Ground floor accessible from the lobby which is highly regarded and was taken over by new owners during our stay in November 2025. Entrance to the hotel is from Bentham street which has a few on street parking spots which are great if you can get them for free overnight parking. The apartments are spacious with a full kitchen, living/dining areas and laundry facilities. The first apartment we stayed at also had a separate study area which was great for getting some work done.

GGuest UserI had a great stay here compared to most hotels where the room is spacious and there's a big window with sunlight coming through and they provide welcome snacks and water for free which is rare these days unless you stay at a 5 star hotel. I was happy with the friendly customer service and allowing to store my luggage before check in and after check out. What could be improved is a sign as soon as the lift was being fixed as I didn't know the lift wasn't working when I was waiting for it on level 3. The room tends to be stuffy when the air con isn't on and brings a stuff smell. Windows need to be opened if it would open. The hotel card is quite fiddly and takes a while to unlock, they need to replace with better cards and door signal. In saying that, I would stay again as it was a good experience overall compared to other hotels I stayed in. It's not far from IGA groceries and bus stops plus there's a shared area to cook your food.

GGuest UserAs I was going to be leaving from the Parklands Train Terminal early in the morning this hotel was perfectly situated for my trip. Although I wasn't at the hotel for very long only about 12hrs overnight it was a good location and the room faced the parking so meant it was quieter as well and didn't get the hot afternoon sun either. I would say though there was no pricelist I could find for the mini-bar, not that I used it was only thinking of grabbing some cold water that was in the fridge. The one thing I wasn't a fan was the spa tub/shower combo. The jets need a serious clean all around them but then even standing in it meant anyone tall as in 6'5” plus may have to bend down. I would think they should rip out the spa tub and put in a nicer rain shower shower stall instead maybe just provide spa tubs in rooms that you can also put a shower stall into.
I'd stay here again mainly for the location as it's also right across the street from the big park area which was fantastic to walk around on a warm evening after dinner at the pub up the street.

GGuest UserHi how are you back iptuor to Covid I had stayed at the oaks many many times and the spa was then out of order and again it seams it’s still out of service this needs to be fixed thank you and if stay for often ..
I’d also like to add the sauna the wood is almost falling the wall on the right hand side a bit maintenamce is needed in there ..
and to up keep with all around existing hotels
Filtered water and cups not the fountain Out side the spa as you can get vide hydrated in there … I was dizzy stepping out of due to my own fault drinking alcohol all night and then the sauna anyways I good coles water straight out side the spa would be perfect thank you
The room it self was very beautiful I’d actual love to purchase one of the rooms and actual live there once the spas in working order
My son stayed there a month years ago with airforce coming back from Wagga Wagga at 19-21 yrs the Air Force funded his stay and I stayed with him and il never forget the very special family memories perfect spot tram casino train all very good 9/10 10/10 if you did some maintenance in the sauna and have the spa up and running the day the spa is working email me and il stay .2 /3 nights

It takes 15m from airport by vehicle and only 5m to tram and trail station on foot. equipments in the room are fully prepared and easy to use. the only cons is thin wall of washroom, which causes a little noise when someone is using the toilet.
