Good hotel. We stayed with friends for one night in a family room. Breakfast was included and started at 5:30 AM, which was convenient for us as we had an early morning departure. I recommend this hotel.

The location is great, just a 10-minute walk to Calton Hill. However, we were assigned a basement room. We wanted to switch to an upstairs room, but the front desk told us they were fully booked. Luckily, it wasn't a completely subterranean room as it had a window, so it wasn't too bad. The room provided complimentary bottled water and sparkling water, which was a nice touch. On the downside, the soundproofing wasn't great; we could hear conversations and TV noise from the next room. Fortunately, it quieted down when we were ready to rest, so it didn't disturb our sleep.

Hotel is in great location. A stone throw away from Waverley train station. Staff were very friendly. WiFi is only available for 30 mins free each day and then you have to pay which for paying nearly £100 for one night seems cheeky. I decided to then pay for it for it to keep cutting out every few minutes. When I went to use the body wash/shampoo, it was mainly just water water but the cleaning staff were very quick to come and fix it.

Taking the Tram from Edinburgh Airport, I got off at Picardy Place and the hotel was right across the street. The location is decent; it's about a 10-minute walk uphill to Waverley Train Station. There's a Tesco right next to the hotel and a large shopping center about 200 meters away. Plenty of restaurants nearby too. I stayed in a top-floor room, which was just so-so (see pictures). A plus was the Type C charging port next to the bed, very convenient. The downside, at least in my room, was a sporadic vibrating noise during the day. It stopped at night, and I'm not sure what it was, especially since my room was far from the elevators. Speaking of which, there are two elevators, but only one serves the 6th floor. Breakfast was as pictured; the same items for both days, no variety. There was a kettle in the room. I was able to check in about half an hour early, which was nice.

Great location, but a bit pricey compared to similar options. Getting upstairs was a struggle, no elevator!!! On the 16th, I woke up to a power and water outage. I reported it to the front desk, but it wasn't until I checked out that I was told the entire street was affected. Just my luck, I guess.

The location of this hotel is just on the border of the city centre, so it feels a lot quieter compared to right on the High Street. My room was a windowless Queen Room, with plenty of storage space for 2 people.  I quite like the design of the room, where 1 side of the room is the washing facilities. Unfortunately, the night when I stayed, there were many loud door slamming during the night.  I've got woken up many times. I had the breakfast downstairs at around 9:30am, and it closes at 10am.  The hot food was very dry, so probably been sitting around for some time.  If I stay here again, I would go elsewhere for breakfast.

The room is small but the sanitary conditions can also be simpler. The equipment can meet the needs. The traffic is very convenient. The subway is two minutes away. The breakfast is still rich. The typical experience hotel. Cost-effective

The hotel's location is superb, making it incredibly convenient for getting around. It's just a 5-minute walk to Calton Hill and very close to Princes Street, all easily accessible on foot. There's a large shopping mall right next door, so sightseeing and dining are no problem. In the mornings, there are croissants at the front desk, and a coffee machine offering hot chocolate is available all day. This room type offers a view of the top of Calton Hill (though the view from the room itself is just okay; the view *from* the hill is much better). The room is also quite spacious.

Overall, I feel very inconvenient, so the stay is not very good. Because the hotel is very small, there are several rooms, no one after 5 pm and before 9 am, it is very inconvenient to coordinate things and store luggage. Moreover, because the water pipe was broken, it was changed to the hotel next to it without notifying the guests, which brought a lot of inconvenience, so I hope everyone is cautious.

The location is excellent. I checked in quite late on the first day and was told that only top-floor rooms were available. My experience was that it was hot, there was no air conditioning, and the window was very small, essentially an attic room. Plus, the elevator was broken. Although the hotel had a staff member help with my luggage, it was still a struggle. On the second day, while going down for breakfast, the elevator got stuck on the second floor, which was terrifying. However, after multiple discussions with both Trip.com and the front desk, the air conditioning, floor, and window issues were resolved on the second day, and the room space was much larger. I'm very grateful for that. Although I was moved from a street-view room to one with no street view at all, which was a bit disappointing, it was still alright. The free luggage storage is also a great plus. If I come to Edinburgh again, I would still consider this hotel and booking through Trip.com.

I booked the standard room type. The self-check-in process was very convenient. The hotel entrance is about the size of a regular residential building entrance, so keep an eye out for it. The room, though not large, was very cozy. The small table and chairs by the window were practical and comfortable. The washbasin and shower in the bathroom were very easy to use, clearly good quality fixtures, except for the shampoo, which wasn't great. This street is High Street, with many fashion stores that British people like, not tourist souvenir shops. There are also restaurants nearby, especially CADIZ restaurant next door, which has excellent food.

easy to walk and find from the main Edinbrugh station. Lovely exterior and interior, staff are welcoming and responsive. Had a very pleasant stay! Given the price and the size of the room, i'd say its well worth the money spent. Highly recommend

My trip to Edinburgh was to watch my child perform. Since my English isn't great, the hotel's front desk staff were incredibly patient, helping me use a translation app to check in and check out smoothly. They were especially accommodating when they learned I had a 3:30 PM show to catch, allowing me to check in half an hour early. My room on the 7th floor was very clean and comfortable. I was particularly impressed by the thoughtful and ingenious dust covers on the bathroom cups and tissue box opening – very satisfied! I had some concerns after reading a few reviews, but my actual experience was wonderful!

I had a very satisfying stay. The hotel is just a few minutes' walk from the train station, and most of Edinburgh's other attractions are easily reachable on foot, which was perfect. The bed was incredibly comfortable, and all the hotel staff were very welcoming. I saw other reviews mentioning that deposit refunds take a while, but I haven't experienced that yet. I'll update my review later.

I rarely leave negative reviews, but I feel that other travellers should know what to expect. I stayed in a single room on the top floor and was very disappointed, especially considering the price. The room was much smaller than I had expected and felt rather cramped. I paid £136 through Trip.com, even with a discount, and I simply did not feel that the room offered value for money. The room looked tired and dated. The carpet did not look very fresh, the furniture was old-fashioned but not in a charming or historic way, and there were marks on the walls that could easily have been touched up. The bedside lamp also appeared to be damaged, as the lampshade was noticeably crooked and could not be adjusted. I would also like to mention that the room and bathroom were clean, and the bed linen was fresh and clean. I knew when I booked that the room did not include a safe or a fridge, as this was mentioned in the description. However, for a four-star hotel at this price, I still feel that a safe and at least a small fridge should be provided. The television was also very small, and overall the room felt very basic for the price and hotel rating. The bathroom itself was a reasonable size, but it was not very practical. There was no shelf above the sink for toiletries, which was inconvenient. In the shower, the large shampoo and conditioner bottles were placed on the floor of the shower, meaning I had to keep bending down to reach them. I would also like to mention that access to the upper floors involves a very steep spiral staircase. I was aware that there was no lift, but I did not expect the staircase to be so steep and difficult to climb. As I was not comfortable in the room, I asked whether it might be possible to move to a different room. Unfortunately, there were no other rooms available. I had originally planned to stay in Edinburgh for another night, but I decided to move to a different hotel instead. The location of the hotel is good and convenient for Waverley Station, and the staff were polite and friendly. However, my overall experience did not meet my expectations for a four-star hotel, especially at this price. Unfortunately, I would not choose to stay at this hotel again.

Our trip to Edinburgh was very nice the room was massive never seen a room so big and it had a full size bath and had everything you needed no complaints they don't serve food and breakfast was served in a little cafe down the street and was very tasty we were there for the xmas markets wich I wasn't impressed with its all about the food now and no little trinket stores but the hotel was very good the beds were comfortable it was lovely and warm great location for everything lovely little place across from the hotel Rosa's Thai very good food in there and excellent service couldn't of wished for better

Wonderful location with an adorable room. I also bought a some food for a pack lunch for a tour the next day but there wasn’t a fridge and the staff was super helpful by keeping the food in a fridge until the morning for me.

The hotel is right on Princes Street. My room was super spacious and offered a direct view of Edinburgh Castle. It was convenient for visiting attractions and getting to the train station. The only downside is that it's a bit pricey, but everything else was great.

The room quality is on par with a 3-star hotel in China. The hotel staff were very friendly and provided excellent service, but the room layout was quite odd and winding. The bed wasn't very big either. It's super convenient if you want to visit Calton Hill, but I wouldn't recommend it if you're primarily interested in the city center, as it's about a 20-minute walk.
