A window A/C is provided and typically keeps the house nice and cool.➥There is only one bathroom and it is attached to the main bedroom. Unfortunately you have to go through the bedroom to get to the bathroom. ➥The driveway is steep. It shouldn't be an issue in the summer but during winter months it might be difficult to get up the driveway. There is room to park at the base of the driveway if necessary. Our home sleeps six guests with two queen beds and one double/full sized sofa sleeper. ➥All beds complete with fresh sheets changed between each guest. Complimentary Wi-Fi, tea, and coffee. The kitchen is stocked with plates, glasses, silverware, cooking utensils, basic cookware, and all the standard kitchen appliances. Other details to note:-Self check-in/keyless entry. Easily check yourself in with an electronic lock. Your code will be provided prior to your check-in time. -Please remember that you’re staying in a house, not a hotel. Please treat the house with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on-site 24/7.- This is NOT A PARTY HOME, any reservation found to have unregistered overnight guests in the home will be escorted off the property and the booking will immediately be cancelled with no refund.- Primary renter must be 21+ years old and at least one person staying at the property must be at least 21 years old. -We are dog friendly (limit of 2) but we do not allow any other types of pets. Make sure you pick up your dog poop and dispose of it in the outside garbage bins. - Quiet time hours between 11 PM and 7 AM.- No smoking of any kind (cigarette, marijuana or vaping) - a $250 fee will be charged if the property smells of smoke, or any evidence is found that smoking occurred inside the property.- The maximum occupancy on this property is 6 people. Additional friends/family are allowed at the property during your stay but please make sure that all overnight guests are declared on the reservation. - Additional cleaning fees may be applied if the house is left messy and unorderly. Please follow check out procedures prior to departure.- Late check-out fee of $50 per hour will be applied if you have not vacated the property by the 10 AM check out unless prior permission is granted from the host. Surrounded by national forest on three sides, this 40 acre property is so peaceful. Conveniently located in the central hills, access to all of the tourist sites is an easy drive. There are hiking, biking, ATV, and horseback trails on property and surrounding it. From the deck, Black Elk Peak can be seen. Air conditioning, shower, dishwasher, newly remodeled kitchen (with all essentials), king sized bed and a couch that folds out into a full bed are some of the features that this amazing property has to offer. There is also a fire pit that is surrounded by cozy furniture to relax by at night.
