Was actually really happy with our stay, the bed was very comfy which was a surprise for a hotel. Had Netflix on the TV and a nice balcony on 3rd floor. Thought the room was very nice for the price we paid. Reception people were helpful and polite.

I was pleasantly surprised by my stay here. It's about a 20-minute tram ride from Melbourne city center (which isn't too far, but the tram is quite slow), then a 3-5 minute walk. The area is very quiet. The double room was very spacious, I'd estimate around 30 square meters. Even with two beds, there was still plenty of extra space. There's a walk-in closet-like area connecting to the bathroom (which is relatively small). The fridge is tucked away in a cabinet. All toiletries were provided except for a toothbrush and toothpaste. For Melbourne, where space is at a premium, this location and room size at only 500 RMB a night is a fantastic deal. I had to pay a 100 AUD deposit upon check-in, which was refunded on the day of check-out.

The night receptionists were great, with excellent service. The location is in Zone 2, and you can catch a ride right outside the corner, though for a group, taking an Uber to the city center might be more cost-effective.
The hotel's design meant that none of the bathroom doors had locks. In our first room, the bathroom door was semi-transparent with a large gap on the side, making it uncomfortable and awkward since there were four of us sharing the room. After speaking with the staff, we were moved to another room with a solid wooden bathroom door, which was much better.
However, the new room's lighting was very dim, and some power outlets were loose; even their own lamp would fall out. The small cooking light in the kitchen was also broken. The towel rack in the bathroom was attached to the ceiling, but the ceiling around it was cracked and looked like it was about to fall, which felt quite dangerous. One day, I requested room cleaning and left a note asking them not to make the bed, but the staff didn't even empty the bathroom trash; instead, they left a trash bag for me to change myself....
There were only two tissues left, and they weren't refilled. When I went down to the reception, the staff said they could only make a note to refill them tomorrow, as they didn't have any immediately available. There was no phone in the room, so I had to go to the front desk myself to find staff. Each shift only had one receptionist, so usually, I'd have to wait 10-15 minutes while they dealt with other guests, which was ridiculous. It's not that the staff are bad, but they are severely understaffed! Also, because there was a kitchen but no cooking utensils, when I asked the front desk, the receptionist had to personally bring a set up... they're clearly too busy!

We really enjoyed our stay at this hotel. The location is great — a pleasant area that isn’t overcrowded with tourists. The rooms are excellent, with large queen-size beds, which was very important for us. The hotel also offers a good range of facilities, including a pool, sauna, and breakfast. While the breakfast is not very extensive, it is perfectly sufficient for a few days and includes all the essentials. There is also an option to order food, which is very convenient. We would definitely be happy to return to this hotel on our next visit to Melbourne. A big thank you to the staff for everything!

Great Happy Hour, Tasty Espresso Martini! (even with the extra ice). Minor disruption during drink service as another customer started to create a scene, causing some to take and finish their dinner on the outside tables due to the rising tension. Not entirely sure what the problem was but the young staff member handled the situation professionally while also still delivering our drinks in a timely manner. Great effort, especially with the already high demand of orders, thank you!
No cooking pan provided in room and only 1 glass for 2 people - we made do.
Mediocre breakfast buffet; no sauce other than jam, honey or butter, and could tell it all had been sitting untouched/monitored or refilled for some time with at least an hour remaining for breakfast service. Some tables to be cleared from previous diners sat a little longer than expected.
With only this one experience at Oaks to reference, seeing 1-2 staff, I assume always running smoothly with staff shortage can be tough. Attentive and friendly food & beverage staff, checking and fullfilling guests requests such as barista made coffee (tea and coffee available to make self - no soy milk)
Must have been poor timing on our part as a few items were replenished nearing the end of our meal as well as more diners being seated.
Really Great price for the basics offered, when compared to some other hotels.

Disappointed with the customer service
The checkin experience was robotic, unfriendly and did not show any interest, care or effort to deliver a welcome.
The hotel itself is very nice, quality finishes and large rooms.
The property has a dedicated service elevator however the housemaids use the guest elevator for transit between floors without any smile, hello or care towards guests. It's also obvious the damage to guest elevator from cleaning carts.

Great location and very clean hotel
The hotel is conveniently located, just a 5-8 minute walk to the city center around Flinders Street and Flinders Street Station, making it very easy to get around Melbourne.
The hotel is very clean, and the check-in area on Level 7 is spacious and comfortable, with plenty of seating if you arrive early and need to wait before check-in. The facilities are quite new and well maintained. Daily housekeeping was excellent and consistently done to a high standard.
I would definitely stay here again if I visit Melbourne in the future!

GGuest UserThis is a very nice resort. The interior is very clean and large. Bed is comfortable and toilet is good with jacuzzi. You will see kangaroos and cockatoos outside the cottage in the morning and evening. My kids enjoy the stay very much. However you need to either cook your own meals or drive out to eat. The drive is about 15 mins.

No one offered to help with luggage, and the hotel has two entrances, but the staff didn't tell me which one was easier for catching a ride. When I came back by taxi, they didn't open the door for me, but when my friends dropped me off, they were very enthusiastic, opened the car door, and greeted us!

DDizhuniangThe surroundings are incredibly convenient, with a supermarket, a wet market, and Chinese restaurants right next door. The room is fully equipped with kitchenware, an oven, a refrigerator, a microwave, a washing machine, a dryer, and a TV, making it perfect for Chinese families traveling together. My parents really liked it. Although it's a bit far from the city, it doesn't affect our sightseeing at all.
EeMGee_Good location. Just in front of the tram stop Russel Street on Bourke. There's a Thai & Japanese Restaurant downstairs as well. Front desk is extremely helpful & jolly. Bed is just right. Room is clean. There's a hair dryer, iron, safe, but no toothbrush, I didn't ask, but maybe it's upon request. The good thing about Citadines on Bourke is they have a full kitchen with plates & silverware. We didn't use it, but having a microwave is definitely a plus. They didn't clean daily, but maybe you can ask. But it wasn't an issue for us. We didn't need it anyway. Overall it was a good place to stay in Melbourne, we feel it's very central and near good places to be at.

GGuest UserI spent a long time choosing this hotel on the platform before my trip to Melbourne. The listing mentioned it was a new opening in December 2025, and the location looked fantastic – right next to Queen Victoria Market with tram stops just downstairs, making it super easy to get to all the attractions.
I was in Room 506. However, after checking in, I noticed two lights in the room weren't working, as shown in the picture. Since there's no main ceiling light, my friend and I had to rely on just one corridor light, three small desk lamps, and natural light from the window to get around the room. This made putting on makeup really inconvenient. The bathroom lighting was also quite warm-toned, and it felt a bit cramped with both of us trying to get ready in there.
The bedding was clean, which was good. But, we found leftover paper scraps from the previous guest in the rubbish bin, and there was even some product packaging left in the storage cabinet near the entrance.
The hotel appears to be a renovation, as the air conditioning control panel was yellowed and looked quite old.
It's worth noting this isn't a traditional hotel; it's a serviced apartment. I've previously stayed at serviced apartments from brands like Stey and Habyt on short-term rentals, and based on this experience, I feel lyf still has a lot of room for improvement.

We have to open the window to make it go away. The room is decent size and the toilet and bath are separated where there are no hand basin to use after using the toilet if someone is using the shower or bath tub. The view from our balcony is magnificent, the Melbourne tall buildings skyline. I also love the location because it is near public transport, free tram and shops, even universities. The kitchen are complete with cooking utensils and pans. They got free coffee, tea and milk. The toiletries were given 1 set of tiny bottles but we are 4 people booked in.
BBec143I’ve stayed at numerous at the Punt Hill apartments over the past decade, though it had been a while since I last stayed in one.
Our one bedroom apartment was spacious, however the hotel is quite run down now.
Walls in the bathroom weren’t very clean, neither were mugs and cutlery (I always make a habit of cleaning things before I use them!).
I ended up staying mostly in the hotel as I was sick with the flu so I noticed the wifi was very glitchy and intermittent too so it made streaming shows quite difficult to watch that I ended up just using my phone.
The beds were comfortable though!
The location is actually fantastic too, right in the heart of China town and easily walkable to places.
