Convenient Location, Comfortable Stay with a Few Lighting Quirks
I stayed at EWAA Express Khurais in Riyadh and overall had a pleasant experience. The location is convenient—about a 15-minute walk to a shopping area with plenty of food options like Starbucks, KFC, Wendy’s, Al Baik, and a Panda hypermarket. 
The hotel is simple but functional. Rooms are clean and spacious, with a large, comfortable bed. Initially, I was assigned a room on the 4th floor, which felt quite dark due to having no outside view. The staff were kind enough to switch me to a room on the 2nd floor, which had a full-height window facing the highway. The difference: the 4th floor room was quieter but darker, while the 2nd floor room was brighter with a view, though some traffic noise was noticeable. I chose the 2nd floor in the end as I prefer natural light.
One unique point is the corridor lighting. The hotel doesn’t use ceiling lights in the hallways, relying instead on small wall-mounted lights. This makes the corridors feel quite dim. It seems to be a design choice across the EWAA hotel group, not just this location. If you're sensitive to low lighting or feel uneasy in darker spaces, this might be something to consider.
Breakfast was decent—not a feast, but enough to fill up. No egg station, but the basics are covered. Also worth noting: the hotel offers bicycles for guests to borrow, which is a nice touch, although I didn’t try it myself.
Overall, a good value stay if you’re looking for a clean, well-located hotel with friendly staff and don’t mind a few quirks in lighting and noise.

For business travelers, the Ewaa Express Hotel AI Olaya in Riyadh perfectly meets the core needs of ”efficiency, convenience, and high cost-effectiveness,” making it a practical choice for business trips in the area.

Location and Transportation: A Convenient Landmark in the Business Hub

Located in the heart of Riyadh's business district, AI Olaya, the hotel is within a 5-minute walk of multiple bus stops. Business landmarks such as the King's Building and the Riyadh Convention Center are just a 10-15 minute drive away, with taxis and ride-hailing services offering extremely fast response times, eliminating any anxiety about commuting time. Within 300 meters, there are numerous 24-hour convenience stores and chain restaurants (such as Starbucks and local fast-food brands), making it incredibly convenient to quickly solve dining and last-minute shopping needs before returning home late or attending meetings early in the morning, significantly saving business time.

Guest Rooms and Amenities: A Practical ”Business Space”

The guest rooms follow a minimalist and practical design, free of unnecessary decorations, but prioritizing core needs: the beds are comfortably firm, paired with blackout curtains to quickly alleviate the fatigue of long business trips; high-speed free Wi-Fi is provided, and in our tests, uploading and downloading large files and conducting online meetings were smooth without any lag, demonstrating network stability far exceeding that of hotels in the same price range; the work area features a spacious desk with an adjustable-brightness lamp, making it highly efficient for handling work documents. In addition, some room types include a mini-fridge for storing bottled water, snacks, etc., a thoughtful touch; and a stable 24-hour hot water supply with consistently optimal water pressure and temperature demonstrates meticulous attention to detail for business comfort.

Services and Dining: Efficient and Hassle-Free Business Amenities

The services are perfectly tailored to the fast-paced needs of business travelers: Check-in/check-out procedures are simplified, with staff fluent in English, and the process from registration to receiving room keys typically takes no more than 3 minutes. For early morning flights or meetings, informing the front desk in advance allows for a ”quick packed breakfast” service (including sandwiches, fruit, and coffee), preventing delays. While breakfast is simple, it offers a variety of nutritious options, including bread, eggs, oatmeal, and local specialty porridge. The flexible 7:00-9:30 service time accommodates different commuting schedules. In addition, the hotel provides free luggage storage and printing/copying (basic business center services), eliminating the need to search for extra work space when needed.

Overall, this hotel doesn't pursue luxury, but it excels in meeting the essential needs of business travelers. From convenient transportation and office support to efficient service, it effectively reduces the hassle of business trips, making it a suitable choice for business professionals who prioritize cost-effectiveness and efficient work.

Excellent hotel for the price. The staff were extremely respectful, especially the workers and receptionists. We arrived around 11 AM, yet they still gave us our room. I recommend it.

A light air of ****** covered up with incredibly strong smells of cleaning chemicals and oud or patchouli or smoke. The air control did not work in my room. The shower will flood your bathroom. The desk is too small to work at. The wait staff at the desk will gladly try to serve you if they care to understand, the help . staff avert your gaze when the wait staff are in view. Also the hot water is boiling and then lukewarm to cold within 10 minutes.

I stayed at Ewaa Express Hotel – Al Olaya during my visit to Riyadh, and overall it was an okay mid‑range experience. The hotel’s location on Al Olaya Street is excellent, with easy access to cafes, restaurants, and shops, making it a convenient base for exploring the city. Many guests find the rooms spacious and reasonably comfortable, and the staff generally friendly and helpful, especially at reception. Cleanliness is usually above average, and the hotel feels modern compared to typical budget options.  

However, there are some downsides worth noting. A number of travelers report noise from Olaya Street at night, so light sleepers might want an interior‑facing room. A few guests also mention issues with Wi‑Fi consistency and varying breakfast quality, with limited variety on some mornings. Some rooms can feel dated or a bit dimly lit, and occasional maintenance issues (like slow shower drains) have been mentioned in reviews.  

Bottom line: Good choice for a central, budget‑friendly stay with friendly service and clean rooms, but expect some noise and minor service inconsistencies.

Amazing hotel. The hotel is brand new and really gives a luxury feeling. Also the pool and sauna are a big plus, as well as the breakfast with big variety of items. Highly recommend!
